If you have been a real estate agent for any amount of time, you will know you don’t get a second chance when uploading a “new listing”. In fact, if there is an error in price – let’s say you hit a five instead of a “9″ – the listing could hit the market for $400,000 less than the intended price. click to view the new listings
It’s hard to come back from that when that listing has already been publicized to the Real Estate syndication websites like Trulia, Realtor.com, Zillow, Redfin, Homes.com and the others. They get the data and publish it all over the “internet”. click here to read more about what Syndication websites are
Let’s say the agent catches their mistake within a few minutes of uploading the Listing Data into the Multiple Listing Service. The listing will indicate a price change – increase – on the Real Estate syndication websites and within the Local Multiple Listing Service.
That is something most buyers are going to key on. They are going to contact their real estate representative and ask, “What is going on with this home – the price was increased four hundred thousand dollars in a day – are those sellers crazy?”
A Well Versed and Knowledgable agent will inform their clients of what happened. Such as I have written on this post. They will cover how the MLS is GREAT – but very non-forgiving. They will also explain how the Syndication Websites work and how some lack the Upload speed as the Local Agents Internet Data Exchange Sites. click here to see what the Internet Data Exchange System is all about – They will further talk about how a buyer may not be seeing all of the listings when they are using the Real Estate Syndication Websites.
The reason is simple, some sellers and agents don’t want their listing being uploaded to those sites. They want to keep that listing on their very own site and within the Multiple Listing Service. We see this in the case of some distressed properties and short sales. Those properties that could create “embarrassment” for the sellers due to their hardship.
