We find Qualified and Certified home inspectors wonderful at New housing developments, new construction and with new home builders. They can find out things that were unfinished that may be hidden from the un-trained eye. With some limits on Warranty’s with regard to new housing – it’s best to get those issues remedied quickly while the super is still finishing out that particular phase of construction. Take it from me, my experience shows, once the “construction head” is gone from the site – getting stuff fixed is like pulling teeth and a huge time waster trying to connect with the responsible party on the telephone. BTW, who pays for the Home Inspector? You do. That is one of the two things you pay for during the home buying process, so you want it to count. The other item you are going to pay for, whether you like the result or not, is the Appraiser. With the Home Inspection and the Appraisal if you don’t like the outcome and want to cancel escrow – that is fine, you just won’t get those fee’s back.
During our time representing buyers and sellers of real estate – we have seen many times where the Appraisal was unable to bring in the value to the point where the VA – the (veterans administration) – would lend on a specific property. We have seen the same thing with someone that was using a FHA – the (federal housing administration) – loan. And Conventional - even a 20% down buyer may have issues with getting financed with regard to some properties, depending on specific issues and function-ability Sometimes, when dealing with a particular type of sale, as in the case of a short sale, there is no one to pay for the repairs that the appraisers deem necessary to bring the value in within the parameters of the specific loan program. We have also had home inspections performed where so much was “wrong and hidden from sight” buyers did not want to move forward(per our suggestion too!!!).
Charges can range from $250.00 to $750.00 and more in some cases depending on the size of the home and how complex the home is outfitted. The Home inspector should be able to provide you a written report including photographs of references with a section for mandatory safety issues to be repaired and suggested items.
Turn around time from the inspection to your report should be less than 48 hours. The inspector should be able to generate the report to be emailed to all parties – Buyers and the Buyers agent. They should also provide the report in a bound document – printed with photos depicting the issues noted and discussed.
Make sure you are working with professional and local Santa Clarita Agents before embarking on the journey to home ownership. Ensure they pack the gear to serve in real estate. Check the Almighty Google, Bing or Yahoo – are they writing content and if so, what are they writing. When you finally meet your real estate consultant are they lining up with what you are reading on-line or are they paying someone to do the writing for them? Be careful and hire smart!!!
