The 911 Team Advertising Model - Applied to Real Estate Re-Sale
I have learned from my mistakes in the past about what works in the fields of advertising and what does not. What works - Internet, print, mailings, media, and all forms of "direct" communication.
When we take listings in the Real Estate world - it takes me three weeks of focused and diligent work to get a single listing saturated into the mediums that I just mentioned. Let me unfold some of our "tricks" of the trade for a moment. Before I get into that, I want it known that this is something that I cannot outsource. The advertising of your specific property for sale is something that I have to do. That decision has not come without a price. I have spent countless hours with others in an attempt to get them to flip the switches that I flip when it comes to advertising Real Estate for Sale. But I have always found holes in places that needed to be filled. The passion and drive seemed to be missing from their part of the equation. I could not instill my passion for helping people sell their homes and investments into others.
So I do it myself - Connor MacIVOR - Me and Me alone - Paris and I have our own parts and roles that we fulfill - We are bona fied and we are happy doing what we do best - This is my part of the pie and here it is:
I am going to hit on some very important means we advertise properties for sale - I want you to know that this is only the tip of the "911 Team’s" advertising Iceberg. There is a huge amount below the surface that I will not speak of here, but only in person at listing appointments or to current clients. (call me selfish - But I know what works and even though I have a play it forward approach and know there is enough business for all - I hate the piracy factor!)
- Internet - There is huge resource that became something around the mid 1990’s, about the time we ventured into the Real Estate Venue. It has come a long way from showing properties that were bound in books with a dot matrix printouts dropped off by the Board of Realtors. I have watched it grow and have embraced it’s technology to work the listings that we have in our inventory. Anyone can buy a domain name that contains the address of the property and build a site with pictures on it. But I want you to be able to google or yahoo an address and have it come up naturally. I want people to search for "real estate" for sale in a particular city and have my listings hit on page 1 of the natural search engine inquires. This is my goal. If I approach the INTERNET and the listings I place there on - from the point of view of wanting to find the buyer myself - then what I have accomplished by having that mind set, is a total advertising model for your home and making sure that it saturates the Real Estate For Sale and Re-Sales markets. I want your home to be advertised to other agents directly - I want every other top producing agent to see your home for sale and not just on the Multiple Listing service, I want them to see it from my hand - I set these Virtual Caravans up for the other top producing agents. - Print - Some agents are abandoning this form of advertising - Due to its cost. There are a couple of publications that get our sellers the best results. We have to be in those and we are full page with our listings advertised there in. We make sure that those ads change each and every month with other resources offered to attract potential buyers for the homes that we have in our personal inventory. Print is no good without buyer generation. So we also formulate our ads to generate buyers for the properties that they contain. For More - Call us for an appointment. - Mailings - I know what you might be thinking. I mean USPS, United States Postal Service - Not the cheaper Door droppers, but Real Live, by a postman to your mailbox, cost money to mail, advertising a listing just taken to 1000 of the homes in a 1 mile radius to the target property… But mass mailing and direct marketing in this form does work. 92% of the people that are about to throw away a "junk" mailer - open it before hand.(better that the Internet’s 85%, why would I want to abandon this means? - Correct, I would not and do not) I want your home seen before it hits the round file. I want it to imprint on the viewers "hard drive" of the mind. For a moment - I need the viewer have taken a mental snapshot. Does this work - Yes it does - I get feedback for mailers from those that call about properties for sale. We keep track of the data that is generated and keep a handle on which type of mailer works best. - Media - Like TV - Kind of, we know that 85% of people searching for homes, according to the National Association of Realtors, are looking on line before then step foot physically into a home for sale. What is important with that understanding is that the Internet and its relationship to the viewer’s mind is very visual. Therefore the more impact I can give a listing for sale and the more switches I can turn on the better. Corny to video myself giving a presentation about a listing - Do I care that the camera adds 10 pounds? It sure is and I sure do - But certain sacrifices have to be made - And I know this works - You Tube, Zipvo, V-Flyer, and Utterz are just a few of the mediums that I complete per listing - Then what do I do - I blog the heck out of them on about a dozen (12), blogs - I do not cut and paste text - I know that for search engines and their spiders that is a "moral" sin.
