In order to answer this question – you need to understand a few things. 

First and foremost – you do not want to tie up with an agent that has not been through this process before.  There is a huge learning curve and to hitch your asset to someone because they are friends or family or friends of family is a huge mistake.  Primarily because the Short Sale Process is Very Time Sensitive.

Also – the negotiation process is long and drawn out, requiring fantastic amounts of attention with your Mortgage Holder (bank).  Double that time if there are a first and a second Mortgage. 

Your agent might only get one “at bat” and with that, only one swing at the ball.  So it better be their BEST shot!  Banks are not so willing to bend and modify their rules with incomplete “short sale” packages and missing dates, signatures, dots on “i’s” and crossed “t’s”.  So knowing what you are up against is very important from the stand point of the REMAX of Valencia Paris911 Team.

We have performed with our Clients wanting to short saleand have closed a majority of them.  The ones that were unable to be closed had issues with the bank not allowing it and not because of something that we did in error.  How do I know? – the Loss Mitigation Department representative at the bank will not hold back, that is for sure.  In fact, some wear the Refusal as a badge of honor, when we see those signs, we need to start moving above that particular Loss Mitigator’s head to their boss and manager.
