ByWhy Less than 7 Days on the Market? Because if the agents are doing it right with regard to the Pre-Foreclosures, AKA Short Sales, then once the Seller (the human) accepts the offer to be presented to the bank with the Short Sale package, the property should be put pending.
With the Foreclosures – the banks usually only entertain offers for the 7 day period.
Human Sellers – Because of the huge amount of Demand and little Supply – they are usually under contract within 7 Days.
