Although they are short sales, it would appear as if the agents know what they are doing by stating number of loans and whether or not a HELOC is in place.

There is usually one fax number and it is busy for the majority of the day. We have to be on the fax trigger constantly so we can get our Sellers documents into the hands of the banks.

How fast can you be buried by your Bank?

Where is the helping hand we always hear so much about. If you are not in a distressed state, you are lucky or blessed – but with 80% of the Real Estate market in the Short Sale configuration, there are a lot out there wondering how it happened.
This video shows that it is probably not as rare as one might think. This is a acquaintance of ours – “friend”. If they were not set up for this – I wonder what would have been the eventual outcome?

Because our Product is primarily inside of a “service related” industry, we have made sure that we are, “first and foremost”, for the protection of our clients. We have had many clients that have experienced others in our industry, but when they came upon our services, they could not have been happier.

Make sure there are no Hidden Fee’s

But, let us say for argument – that you are purchasing a home. All is good in the world and you are happy with your interest rate, the payment and the HOA fee. You are buying a home and you are still going to have money to take the kids to Disneyland.
I’m good with that and happy for our clients. But where our clients might differ is they are going to know if there are any special assessments or Mello Roos on the homes that they are buying. How – We make that part of the “reconnaissance” process in the early stages when our clients are wanting to purchase in a specific city or tract.
What is Mello Roos?
A Mello-Roos District is an area where a special property tax on real estate, in addition to the normal property tax, is imposed on those real property owners within a Community Facilities District. These districts seek public financing through the sale of bonds for the purpose of financing public improvements and services.[2] These services may include streets, water, sewage and drainage, electricity, infrastructure, schools, parks and police protection to newly developing areas. The tax paid is used to make the payments of principal and interest on the bonds.
Mello-Roos is deductible in some cases but not in others.[3]
There is also special assessments – which are very similar.
Bottom Line, you are going to want all of the information regarding the home or condo that you are purchasing up front! Decisions involving Real Estate cannot be taken lightly – you need the best and most accurate information so you can make your best decision!

Real Estate Updates in the Santa Clarita Valley

No Where – We have been keeping the Santa Clarita Valley updated constantly with the Foreclosures, HUD and FHA news, the Good Neighbor Next Door Programs changes and the rest of the Real estate events in Southern California.
We just sat with some clients that had some of the worst experiences with regard to Loan Modifications, where they have deduced that they were almost scammed. I am glad they called us to ask our opinion. It was almost too late for them. I hope it is not too late for you. Get good advice with regard to your real estate. Make sure you know that you are doing when you are about to pull the trigger.

Have you ever felt as if you are being pushed way to far. When you have bought a home in the past you think that the rug is being slowly pulled out from under you and any moment – the person doing the pulling is going to “yank”, causing you fall on your back side?
Well – We have been there. We have tried new vendors in the lending world and other aspects of the Real Estate process – and have watched as their ways started not to conform to the Paris911 Code and Process.
What happens next – we fire them and move along. We also inform our clients at each step of the Real Estate Process, making sure they understand when and when they cannot back out or remove themselves from any part of the Transaction. Why is that important? – Because it keeps our clients in the light, not the dark.
Transparency is the key to our Real Estate Business – We have proven ourselves time and time again with our clients and would love the opportunity to show you.
