Today, while showing real estate properties in the Saugus CA area of the Santa Clarita Valley, my client asked me a question, “Does that real estate really have all of those listings that I saw under her name on Yahoo real estate?”
Here is how that works. If you are a real estate agent, and give the Real Estate Syndication Websites money, it will appear, to the untrained eye, that you have every listing that is posted next to your picture.
However, all of those listings do not belong to those agents on that page. For those Real Estate syndication websites to be in compliance, they have to place the real “listing agent or listing brokerage” on that page somewhere. I cannot tell you if there are rules against super small font sizes for the listing agent and listing brokerage being posted rule.
Another potential issue is that sometimes the listings are not updated. Those that have sold still show as if they are actually available. That is the danger of looking at a “non local” real estate search system.
