The hunt for the slot of being a REO agent was something that we had not considered in years past.  The market with Real Estate was functioning with Regular Sellers and Normal Buyers.  But as the world turns - Things change and nothing stays the same forever.

We provide some delicate balance for our Current Asset managers,  Pre-Listing coordinators, Eviction Coordinators and the Senior Asset Managers.  We still are able to balance our current list of clients while giving the Banks what they want. 

We are not seasonal agents that respond to only a REO market.  In the days in years past when the REO was not something that was hunted, we operated in the top end of RE/MAX of Santa Clarita and RE/MAX of Valencia when it came to production.  We carried a client load and were helping sellers and buyers fulfill their dreams.  We did very well at that task.  (references to prove it).

As you can tell I love the Photo shop application.  I do not do any of the images myself - But after some time blogging about Real Estate in the Santa Clarita, I have developed somewhat of a following.  There are strangers out there that send me these pictures and video’s.  If I like them I post them.  If they want credit - Then I post that also, but mostly they don’t want to have it spread where or who they are.

Embracing Technology - Or each Other?

We all have priorities and we should always hold true to them.  But I would throw caution to the wind and make sure that you review the list of things that you embrace and the things you are being true too!

It is too easy to become distracted and to not do your part in the "play it forward" realm on this planet.  To walk a bit too fast, so much so, you don’t have time to smell the roses or even the coffee.

Ultimately - It might not be considered "vogue" to contemplate the time after we leave this world.  But it does deserve a bit of thought.

Real Estate - “This is going to do some damage…” by Connor MacIVOR

When it comes to REMAX of Santa Clarita and REMAX of Valencia and The Paris911 Team’s relationship with REMAX - The more switches I can throw in reference to the advertising of the properties we have listed for sale, the better.  I go in with the intension of having the entire world see your home.  I want to mail, use advertising copy, speak with other "Top Producing" Real Estate agents, and market the home in a venue where 85% of the people look first when considering buying a home.  Where is that?

Where you are reading this post now, The World Wide Web, Internet, it has become a fantastic adversary.  In fact, upon resigning from the LAPD March of 2007, I started to read books and manuals on how to do different things with the Internet.  How to use HTML code - How to use RSS feeds, Blogging for Dummies Books - I read manuals and books by some of the industry leaders and was introduced to some very key people that are responsible for the opening up of my mind when it came to making things stick in the minds of people.

Why the build up?  I just moved into a completely "new" venue with regard to advertising properties for sale.  It won’t be long before others in my "local" area catch on - But for now, I wanted to be the first - This MLBroadcast is going to hit like a Run Away Semi, loaded to capacity, down a icy road, on a 35% grade -  I thought the sledge hammer analogy was good - This is going to be GREAT.

We are a true testament to having a good foundation, and moving one client at a time, how that kind of understanding and application pay off.  We survive in one of the hardest Real Estate Markets for good Reason - I massage until numb - I want to treat every client as if our only - I want to let those that trust The Paris911 Team know that I do what I say I will - And now for something completely different - Check this out!!!  Don’t forget to sent me some feedback - It is the first few - as with everything The Paris911 Team touches - It will evolve into something locked tight and on target - CONNOR with HONOR

Pimp My Search and The Paris911 Team at REMAX of Santa Clarita

There is a nifty new website, Pimp My Search, that will allow you to change the title of a search platform that corresponds to Google with just a few keystrokes and no personal information.

If you also go through their disclaimers, you will see in short order that they are not about trading or spamming you.  This resource is known as Pimp My Search (click for ours) and they are able to re-title a search engine page that will have whatever you want at the top as if it is your own custom search page.

There is also a popular e-mail drop down to the upper right corner.  We are big fans of gmail.  In fact with gmail their calendar and interaction with our databases are wonderful.  We are also Top Producer People.  Their mass e-mail feature is the bees knees - But Gmail works great no matter what.  The other nice thing about g-mail is the way all attachments are not displayed in the e-mail’s themselves.  Pictures, video’s, frames etc, are all attachments.

Isn’t that what e-mail is about - just the message.  A hyperlink or two is fine to get more information, but I think we as a society are bombarded enough when it comes to visual stimulation.  Just our REMAX sites alone are bright RED- REMAX of Santa Clarita and REMAX of Valencia, they do a lot to stimulate the visual parts of the brain.

With our mother site at http://paris911.com, I had it designed by the one and only "Danny Valdez" - You may have heard of him???  He is a top notch designer that is currently heading up the designs at LinkUSystems.  He went with a brushed stainless approach to our new mother site and face lifted all of the internal pages.  I could smell smoke after he finished with my site map!  GREAT JOB - "Thanks Danny, I cannot wait to see what your next "winner" will be".  I remind him to be careful or he will be whisked away by those great people at Top Producer Systems.  They are based in Canada and I am not sure if he is looking to relocate.

p.s. What is our secret?  How are we successful in this market where people are falling away in droves.  How about a Blog that hits like a sledge hammer?  When I was a LAPD regular, I taught, as I still do as a Reserve, but on a full time basis, a few weapons courses.  One of those was Shotgun and for specific applications we used Slug rounds.  Usually the shotgun, depending on the load, releases 9 - 12 pellets of 00 Buck shot (double - odd) per press of the trigger.  The slug is about a .50 caliber (1/2 inch), solid chunk of lead that comes out one at a time per press of the trigger.  When you compare the .223 caliber round and that specific round with the Slug, it can be compared as a scalpel to a sledge hammer.  "Scalpels have their place - But I would more desire to have a sledge hammer when marketing what The Paris911 Team is all about."

Are Pre-Foreclosures a better deal? REMAX of Valencia and The Paris911 Team explains…

You are all about capturing that ’smoking’ hot deal.  You have been around at work and have heard what all of the locker room gossip is about.  Hey so and so got a smokin hot deal with a foreclosure.  Where did they get such a deal - From www.MoreThanForeclosures.com.  Ok, sorry I could not resist.  The questions that you need to ask is how much fat is there still on that property that is on the market.  What does the seller look like, with regard to hardship?  How much is the bank going to lose if the Short Sale sells for the current asking price?  What about the agent - Has the agent had experience with short sales?  How is the agents reputation amongst their peers?  

With short sales, was the agent responsible for the taking advantage of other agents with regard to the Bank’s agreement on commission?  (this one hits home)  We work hard on these keeping time lines and frames - But we feel that everything should be 50/50 - I wish everyone did that is in this industry.  But if that was the case Paris and I would have a chance of losing you as our clients.  Whew - I suppose I am glad it is what it is!  Don’t Forget to see what is going on at http://connormacivor.remax.com and http://parismacivor.remax.com.

You can find great deals on homes at any stage in the foreclosure process – preforeclosure, the foreclosure auction, or post-auction (from banks and investors) – but it’s often a case of the early bird getting the juiciest worm. By purchasing the property directly from the homeowner in preforeclosure, you reap several benefits, including the following:
•           A lower price, because you’re not competing against other investors in open bidding.
•           An opportunity to inspect the home, because you can make your offer conditional upon the home passing inspection. (When you buy at auction, the homeowners may not let you inside prior to the auction to inspect the home.)
•           Assurance that you are buying the home and not just a mortgage. When you bid at a foreclosure auction, you are buying a mortgage, not a home. If you bid on a second mortgage by mistake and do not also buy the first mortgage, you could lose your stake in the home and any money you paid for that mortgage. Buying directly from the homeowner assures you that you are buying the home.
•           Security that you won’t lose the home in redemption. If homeowners have the right in your state to redeem their home (buy it back) after the sale, you could lose it to the homeowners or to another investor (working with the homeowners) even if you win the auction. If the homeowners sell to you, they have no right to redeem. 
You can find homes in preforeclosure by reading the foreclosure notices every week they are published. By law, foreclosure notices must be published for a number of consecutive weeks prior to the sale in a local newspaper or county legal news publication. Check with your county’s register of deeds to find out in which publication(s) the foreclosure notices appear, and then subscribe to at least one of those publications.
To reduce the competition even more, you may want to consider learning about preforeclosures even earlier in the process – before the foreclosure notice or notice of default is published and becomes public knowledge. To obtain early notice, try the following techniques:
•           Network with attorneys who work with distressed homeowners in bankruptcy, foreclosure, divorce, and probate. These attorneys often have to help their clients liquidate assets.
•           Network with other real estate and mortgage professionals.
•           Tell everyone you know that you are an investor who purchases homes for cash. Better yet, create your own business card and give it to everyone you meet. People will know they can turn to you if they ever need to sell in a hurry.
•           Treat distressed homeowners with compassion and a sense of fairness and do a good job rehabbing the home. By treating people right and doing good work, you earn a reputation that speaks well of you. People who need to sell their home in a hurry will come to you rather than another investor who has a less stellar reputation.
•           Advertise that you buy houses for cash. You can post an ad in the local newspaper and hang flyers and signs around town (assuming this is acceptable in the area where you want to buy homes). Before you advertise, however, make sure you have the financing and resources in place to handle several properties at once.
Remember to choose your investments wisely. You won’t get every house you see, nor should you want every house you see. You can afford to be picky and patient – wait for the right opportunity to come your way. And do your homework to make sure it is the right opportunity for you.  Ralph R. It has been said that there are more than one way to skin a cat.  With the Short sales that have been mentioned, it depends on whether or not you can get a better deal.  With foreclosures it has been our experiences that it can go either way.  It depends on where the property is related to selling price and what is owed to the bank.  It also depends on how the hardship package is put together, and whether or not when the bank gets to the short sale folder, is there anything missing?

Does the agent that is involved know what he or she is doing?  Are they part time agents?  Do they have something else they are doing to supplement their income, instead of throwing all of their eggs into one basket? 

If you are going to approach the steps of a short sale, which is also known as a preforeclosure - Then be ready for a battle.  Remember, that most agents have not, or are not clear on the requirements so the file, once it appears, on the desk of the officer at the mitigation department of any bank, it is processed without any delay.  If it is missing something, what then?  It goes back to the bottom of the file and the Mitigation officer continues to work the real foreclosures.

So much for the alignment, I cut and pasted this from Realtor.com and took our first 11 listings right off of the top of our active inventory.  For some of the ones reporting higher hits, I have had an opportunity to do my 3 week marketing building campaign.  (It takes me literally 3 weeks of focused dedicated work for me to turn on almost all of the switches we have in place for advertising, this is one of the things we don’t our-source - I have to do this part of it, I have tried to train others, but 3 weeks turns into way too much time - So having given up, I accept my role - smile)  You can see a couple with low numbers reporting, that is due to them being new listings and I am still in process of the application of our 911 Advertising Model.

We have something special in our arsenal regarding advertising our listings.  I will hit on only one thing that seems to get the property in front of more people that a lot of other useless advertising that some others in the industry has as their cornerstone.

Realtor.com and its 10% program gives those people that are viewing properties in the Santa Clarita Valley and any one of the communities that compose it a 1 in 10 chance of hitting on our banner ads.  When they hit on our banner ads - then they are taken to a portal where we have our Mother site and www.Paris911.com.  There they are going to see your home for sale if it is listed with us.

Furthermore, we are showcased members of Realtor.com.  You see all properties listed for sale in the Santa Clarita and any Multiple listing service in the country are on Realtor.com.  However, those feeds and the engine necessary to pull that data is a huge amount of information having to be compiled and put together within the Realtor.com structure.  When they get redirected to our site it becomes more of a "local" thing and they then will automatically start to use our resources.  After they see what we are about then they call or e-mail us.  It is at that time we find what they are looking for and where they found us.

That brings more attention to the Real Estate that we have For Sale from you.  We take each and every one of our listings and do our best to maximize the results.  With You Tube and Utterz, in conjunction with about a dozen blogs, including Paris911 being Top two in active RainIf I can get everyone looking to purchase a home to see your property in all of its glory, then we will be able to find a buyer ourselves a lot of the time. 

Having said this, I would never forsake the hard and diligent work by another agent - They are fantastic and I will also send the other top producing agents, in the valley the listing is contained within and out to other outlying areas, the information about the listing that we have taken.  Just to keep them abreast of what we are up to and because they might have a buyer that is qualified to purchase your home. - CONNOR with HONOR

The 911 Team Advertising Model - Applied to Real Estate Re-Sale

I have learned from my mistakes in the past about what works in the fields of advertising and what does not.  What works - Internet, print, mailings, media, and all forms of "direct" communication.

When we take listings in the Real Estate world - it takes me three weeks of focused and diligent work to get a single listing saturated into the mediums that I just mentioned.  Let me unfold some of our "tricks" of the trade for a moment.  Before I get into that, I want it known that this is something that I cannot outsource.  The advertising of your specific property for sale is something that I have to do.  That decision has not come without a price.  I have spent countless hours with others in an attempt to get them to flip the switches that I flip when it comes to advertising Real Estate for Sale.  But I have always found holes in places that needed to be filled.  The passion and drive seemed to be missing from their part of the equation.  I could not instill my passion for helping people sell their homes and investments into others.

So I do it myself - Connor MacIVOR - Me and Me alone - Paris and I have our own parts and roles that we fulfill - We are bona fied and we are happy doing what we do best - This is my part of the pie and here it is:

I am going to hit on some very important means we advertise properties for sale - I want you to know that this is only the tip of the "911 Team’s" advertising Iceberg.  There is a huge amount below the surface that I will not speak of here, but only in person at listing appointments or to current clients.  (call me selfish - But I know what works and even though I have a play it forward approach and know there is enough business for all - I hate the piracy factor!)

  • Internet - There is huge resource that became something around the mid 1990’s, about the time we ventured into the Real Estate Venue.  It has come a long way from showing properties that were bound in books with a dot matrix printouts dropped off by the Board of Realtors.  I have watched it grow and have embraced it’s technology to work the listings that we have in our inventory.  Anyone can buy a domain name that contains the address of the property and build a site with pictures on it.  But I want you to be able to google or yahoo an address and have it come up naturally.  I want people to search for "real estate" for sale in a particular city and have my listings hit on page 1 of the natural search engine inquires.  This is my goal.  If I approach the INTERNET and the listings I place there on - from the point of view of wanting to find the buyer myself - then what I have accomplished by having that mind set, is a total advertising model for your home and making sure that it saturates the Real Estate For Sale and Re-Sales markets.  I want your home to be advertised to other agents directly - I want every other top producing agent to see your home for sale and not just on the Multiple Listing service, I want them to see it from my hand - I set these Virtual Caravans up for the other top producing agents.  You want more?  Call us for an appointment.  (800)760-6911 or e-mail connor@paris911.com - paris@paris911.com
  • Print - Some agents are abandoning this form of advertising - Due to its cost.  There are a couple of publications that get our sellers the best results.  We have to be in those and we are full page with our listings advertised there in.  We make sure that those ads change each and every month with other resources offered to attract potential buyers for the homes that we have in our personal inventory.  Print is no good without buyer generation.  So we also formulate our ads to generate buyers for the properties that they contain.  For More - Call us for an appointment.  (800)760-6911 or e-mail connor@paris911.com - paris@paris911.com
  • Mailings - I know what you might be thinking.  I mean USPS, United States Postal Service - Not the cheaper Door droppers, but Real Live, by a postman to your mailbox, cost money to mail, advertising a listing just taken to 1000 of the homes in a 1 mile radius to the target property…  But mass mailing and direct marketing in this form does work.  92% of the people that are about to throw away a "junk" mailer - open it before hand.(better that the Internet’s 85%, why would I want to abandon this means? - Correct, I would not and do not) I want your home seen before it hits the round file.  I want it to imprint on the viewers "hard drive" of the mind.  For a moment - I need the viewer have taken a mental snapshot.  Does this work - Yes it does - I get feedback for mailers from those that call about properties for sale.  We keep track of the data that is generated and keep a handle on which type of mailer works best.  I also know the best 40 weeks to mail - I want my mailers not to hit on a vacation time, or after extended holidays - so when we mail Direct about the listings that we have taken - there is a method to my madness - Getting excited - Call for more:  (800)760-6911 or e-mail connor@paris911.com - paris@paris911.com
  • Media - Like TV - Kind of, we know that 85% of people searching for homes, according to the National Association of Realtors, are looking on line before then step foot physically into a home for sale.  What is important with that understanding is that the Internet and its relationship to the viewer’s mind is very visual.  Therefore the more impact I can give a listing for sale and the more switches I can turn on the better.  Corny to video myself giving a presentation about a listing - Do I care that the camera adds 10 pounds?  It sure is and I sure do - But certain sacrifices have to be made - And I know this works - You Tube, Zipvo, V-Flyer, and Utterz are just a few of the mediums that I complete per listing - Then what do I do - I blog the heck out of them on about a dozen (12), blogs - I do not cut and paste text - I know that for search engines and their spiders that is a "moral" sin.  I re-write each and every presentation that is honed specifically for your home that we have for sale.  About to burst - Call for more:  (800)760-6911 or e-mail connor@paris911.com - paris@paris911.com
