Number 1 Agent - Please step forward…

June 10th, 2008 Connor MacIVOR Posted in CONNOR with HONOR, Number 1 Agents No Comments »

There is a huge discrepancy with regard to the claims being made out there in print, www, and media with regard to being the number 1 of something that is related to Real Estate.

As far as I understand, there is only 1 number one.  Now, you might have your own arguments that have to do why you would not want to use a number 1, too busy or suffering customer service - Never deal with who you hired - There are a lot but that is an article for another day.  My focus is about the claim of being number one.

I can say anything - Probably opening myself up for a lawsuit.  So we don’t.  We cannot make claims that are not true, I should say that we can - But I won’t and don’t.  What I want known is how we treat the client - how we keep them well protected - how we are strong negotiators - how you call call everyone of our past clients and inquire about our services for validation. etc..

Dosen’t anyone ask for evidence of a Claim Like being Number 1?  Do we care, don’t we really want to know that if the Fruit is poisonous then the tree might be bad as well?  Or are we happy in the not knowing?

If I am interviewing someone that has drawn a line in the sand about position - I am going to put their position to the test and want to know who, when, where and how.

All Our Best - Connor with HONOR and Thank You..

Opening up the old brain bucket

June 7th, 2008 Connor MacIVOR Posted in Active Rain, CONNOR with HONOR, RE/MAX of Santa Clarita, RE/MAX of Valencia No Comments »

So, as you probably know, about 1 year ago, I met Jeff Turner(Dark alley’s OK) via Martin Rodriguez(Play it forward Lender), and as I have written before, they had opened up my mind.  If you really want to get somewhat of a good grip on the Real Estate Marketing and promotion of your brand and yourself and services to your clients all you have to do is read some of the places where Jeff is and has written about the INTERNET and other various subjects.

www.Tinyurl.com

This resource is something that is wonderful - You need to try this.  If you are a active Blogger in the Real Estate community or in some other environment - Then this could be what you have been looking for to keep your re-directs and Hyper linking fresh and nevou.

There is not an attempt to mislead - Just an attempt to change it up.  Keep something that might have become stale - and make it fresh.  Kind of like putting hard bread in the Microwave - It makes it fresh again. (as with the bread - this is to a point, after the repeated microwaving - it becomes like rubber and bounces)

So ladies and gentlemen - Some others that are working in the Real Estate industry hate it when I do this - Give those precious secrets away to the competition.  Hogwash - All knowledge is out there, all you have to do it take hold of it as it passes you above your head.

Please enjoy this resource - It is kickin…

Don’t forget to see our mother site - www.Paris911.com - which equates to the tiny URL of:  http://tinyurl.com/57svhc

LOL - OK - Let me do a Tiny URL conversion with a couple more big ones so you can really see the result.  We have the Foreclosure Radar feed that we operate through our mother site and a few other places - Here is the regular address:  http://www.paris911.com/default.asp_Q_f_E_cpg_A_pg_E_Foreclosures Which became :  http://tinyurl.com/6988fm

A little better - Now - there could be a confidence issue with this resource - especially with the non-INTERNET folks - I don’t think that the "tiny URL" sounds threatening - But just be on the safe side - you can send a preview address:  http://preview.tinyurl.com/6988fm

That will give your visitor - a pre screening of where this link is going to end up.  "Cover your Eyes Ethel!!!"

Where does that leave us - In the know - REMAX of Santa Clarita and REMAX of Valencia - coupled with the Paris911 Team - We have your six covered.  That is a good thing…  Don’t forget to visit me on active rain!!! - What a neat resource!  http://www.activerain.com/blogs/paris911 (regular) : http://tinyurl.com/6neuo3 (tiny). -Connor with HONOR - I am off to Twitter this Blog post - That is something that I had my mind opened up to recently by, you guessed it - JT with www.RealEstateShows.com or in a tiny fashion: http://tinyurl.com/5z9nev

Morton’s Steak House, Birthday Dinner with Friends of The Paris911 Team

May 23rd, 2008 Connor MacIVOR Posted in CONNOR with HONOR, Lending and Truth No Comments »

I had never had the pleasure.  But some of our Clients turned Friends wanted to do something nice for Connor’s Birthday.  So one of the Lenders, Augusta Financial and Mike Meena, who has a Limousine, set it up to have it pick us up, another couple in Saugus and finally a friend outside of the Burbank Court House.

Those of you that know us, that is kind of funny - But I think you can imagine that the man outside of the Court House was a Deputy for the Los Angeles County :Sheriff’s Department.  I am not sure if I will ever forget the look on the limo driver’s face when we told him that we were picking someone up.  Connor in true Connor fashion, told the driver that we are picking up a man that was just released after serving his time and to look for someone in an orange jumpsuit.  I am not so sure if he got it, but the gentleman that we picked up was not wearing an orange jumpsuit. :-)

Connor and I had heard of Morton’s Steakhouse in Burbank California, but have not had the opportunity to see what all of the hubbub was about.  We walked in and were struck first of all by the location, in the heart of the Media Center of Burbank, this seemed to almost be a Black Tie only place.  The greeters were nice, the manager introduced himself to us personally and we were seated.

Everything on the menu was ala-cart, so I had the fillet Mignon - Connor did as well, the others at the table had various items, from Lobster, to the New York Strip.  However, I had to start with Raw Oysters on the 1/2 shell.  With the right amount of cocktail sauce, Tabasco, lemon and down the hatch.  These Oysters were very good, they are exactly the same we enjoy when we go to San Francisco, check in at the Hilton in the Financial District then onto the Franciscan Restaurant, there was no difference.  Very high quality and extremely fresh.  The Oysters were the highlight.  Some of our friends had never had the pleasure and seemed to start to develop the palate to enjoy Oysters.

After some good food, drinks, and great conversation, I could tell that Connor had a great time.  It was a very enjoyable evening and we are blessed to have such friends in which to celebrate these occasions.

If you are out and about, please give Morton’s Restaurant a Try.  It is right off of the 5 freeway and a very nice upscale steak and seafood establishment.

Is the market picking up? The Paris911 Team is seeing some change.

May 20th, 2008 Connor MacIVOR Posted in CONNOR with HONOR, Paris911, Paris911 Code, Playing it Forward No Comments »

I thought the 15 hours days were enough, Paris and I rolled in tonight at 2200hrs to our home.  Our last client leaving about 2130hrs.  I am glad that the REMAX of Santa Clarita offices don’t arm their alarm for a bit longer.

I speak with agents from time to time that want to know how we are able to keep busy in a market like this one.  I reply in asking where do they see themselves 7 years from now.  They usually tell me that they don’t know.  If you are going to take a trip to New York City, aren’t you going to have a map of driving directions?  I know that gas is toppling $4 bucks a gallon, but you would get a map to get to New York to get there in the shortest amount of time possible, wouldn’t you?

So there is the way of the business.  I used to subscribe to "The way of The Gun".  But I have become softer since this (Real Estate) has become something that is more clearer to my focus.  So I have studied different business models and watched and observed habits of the successful people and their teams in the Real Estate industry.  The one thing that I see as a commonality - is that they are consistent.  They don’t let the little things set them back from achieving or setting themselves back from their focus on their goal.  They keep their laser type focus on where they are going.

They also have a plan.  If you are going to get anywhere, whether it is in police work, sheriff’s department, or any other profession, you do need a plan.  Take your plan out 6 months, 1 year, 3 years and then 7 years.  Don’t forget to make the Last 10 years of life goal.  Have a time laid out depending on how long you want to live - and make the last 10 years real ages.  Example, I want to live to be 100 years old unassisted.  So I have planned the years from me being 90 years of age to 100 years.  I dream about them - I want to have my life a certain way with my grandchildren, my wife, my sons, and our business that we had built in the preceding years.

I want to watch my legacy in action and I want it to be.  My faith, my love, my legacy, all are very important to my existence.  Trying to get someone that has already given up or is constantly looking back behind them to understand these things is a true task.  But if anyone wants anything - all they need to find is the emotional connection and it is theirs.  Emotion, a true motivator. -CONNOR with HONOR - REMAX of Santa Clarita and REMAX of Valencia, Santa Clarita Real Estate and The Paris911 Team.

The Paris911 Team Expands once again at REMAX of Valencia

May 16th, 2008 Connor MacIVOR Posted in Active Rain, CONNOR with HONOR, Saugus Real Estate 1 Comment »

We have had several growth spurts in the last 10 years since we became Realtors, this one is a bit different, because between 2000 and 2006 it was hard not to make a good living as a Real Estate Agent, or some other vendor that has their place in the Real Estate Services community.

This time it is different.  It is true that the amount of escrows that are closing have diminished.  It is also true that in the San Fernando Valley, Los Angeles area, Ventura County, Antelope Valley and Santa Clarita Valley that we have experienced a huge influx of Foreclosures, REO’s, Short sales and other types of distressed properties.  How many?  Check out our Foreclosure Radar at www.MoreThanForeclosures.com and enter a zip code - You will be amazed at how many are in your neighborhood - If you are a buyer or seller this is the best information obtainable and the best thing it is related to the current Real Estate market.

During this time when others are falling hand over fist with regard to their business.  Our hearts go out to them.  We are always willing to help in these times and have an open door policy for buyers agents.  We know that our product is superior in regards to follow up, reputation, customer service, and the other necessary parts of Relational Based Real Estate that have made The Paris911 Team a success.

Our full time Administrative Office manager is ready to make the leap with The Paris911 Team.  So, in order to keep my flow - Paris and I have not separated me from the Waiting Room with our Office Manager and I have made my way down the floor and do my work from Suite 215.  It is not a show piece - But with the offices in REMAX of Santa Clarita and REMAX of Valencia, being commodity’s, this will do until a office with a view becomes available.

I will be able to keep our INTERNET marketing working 24/7 and our Listings new and fresh - Calls will abound in a space where I don’t have to hold my voice down.  Did I mention that My extension will change - We are going to keep the current ones - But I will have a new one in this office - Forwarding all of my calls to my cellular so I am always available for any of you out there.

Just recently we did a wonderful thing and placed the Real Estate disclosure market, without the need for personal information, at one of our sister sites.  I have also attached a portal to each home for sale in the cities that compose the Santa Clarita Valley - Acton, Agua Dulce, Canyon Country, Valencia, Castaic, Stevenson Ranch, Newhall, and How about Saugus?

Here is the portal that I was speaking about for Saugus CA - Real Estate for sale just click on this link and you will be taken away to a portal that has every single active listing in the city of Saugus in the Santa Clarita Valley.  One more tool - www.Saugus911.com Home Value at its very best…

Many thanks and we hope to help serve you very soon - Connor With HONOR

Hoshi Japanese Barbeque - Santa Clarita Valley Favorite by Paris911

May 6th, 2008 Connor MacIVOR Posted in CONNOR with HONOR, Paris911 Style, Playing it Forward No Comments »

Located in the heart of Santa Clairta, the North East Corner of Bouquet Canyon Road and Newhall Ranch Road, inbetween The Von’s and The Radio Shack.  Hoshi Japanese Barbeque - What a great place.  The food is fresh and you do some of the cooking.  Each table is equipped with a barbeque built in and they bring out different types of meat that has all been marinated in various things.

The staff is very attentive and will help you through the adjustment.  The other thing that is amazing is how cold the Japanese Beer is.  If you are a drinker of Beer and enjoy it so cold that your tongue sticks to the bottle, then this is the place for you.

This is what our friends at AM 1220, KHTS, Santa Clarita’s Favorite Radio Station had to say. Hoshi Japanese Barbeque!

If you have not had the pleasure, please take your family and friends.  Ask for Jenny.

One Year Anniversary of my Resignation from LAPD - The 911 Team

April 9th, 2008 Connor MacIVOR Posted in CONNOR with HONOR 1 Comment »

March 29, 2007, I walked into 150 North Los Angeles St, and went to the 5th floor, Personnel to meet with the Resignation Coordinator.  Actually it was Don Keith, the Retirement Coordinator.  But I was about three years from being able to meet with him for an official mark.

He had me sit down and went over the numbers, but not at one moment did he try and dissuade me.  It seems that Don had been watching us perform during the last 10 years in the Blue Line and amongst the Police Divisions in our advertising of Santa Clarita Homes and Other Real Estate Venues.  Don was one of the few that completely supported my decision.  He knew that I was serious and If I had to work 24 hours a day to take what Paris had been building on a full time basis to make it work even better, I would gladly do that.

I cannot say that looking back that I have made a mistake.  I have not, in fact I have not really had a chance to look back at the time since I resigned.  I have been too focused on looking forward.  I have always been an advocate of not looking back, because in a full on run at the finish line, you might trip and fall.

I suppose that is how we are running our lives and business.  I have a huge amount of respect and admiration for the Men and Women of any Public Service Entity.  Law Enforcement, Fire Department, Teaching, Military and the like are all oath takers of one type or another.  Along with their particular oath’s that they take and swear allegiance to, they also understand that it is not the one but the whole.  It is the needs of the many that outweigh the needs of the few.  They are working for the same amount day in and day out, doing a fantastic job at wanting to help people and strive for a better community.

One of the interesting things that happened to me and my mind was the fact that after I walked out of Parker Center as a Reserve Officer - Where my income started to depend on what I did on a larger scale, my brain seemed to have unlocked.  The branding concept I understood.  It was the technology and its tie with Real Estate re-sale and the "Paris911" concept that was where I needed to focus.  A client base we had, from the years that Paris was alone in the trenches.  Defending our clients and striving for a better business model.

What we did not have was a well formulated business plan and origination.  Now, we do.  I have been blessed to have been introduced to several key people during the past year as I look back, writing this post.  Some were extremely responsible for our success and us climbing to the next level during this "hard" Real Estate Market.  They were the Catalysts to my higher understanding of the "how" in the INTERNET and World wide web.  They continue to provide me with the support I require here at REMAX of Santa Clarita and Paris911 - The 911 Team.  They help me understand my INTERNET bloopers and have given me the ability to balance controversy with the people "our clients" wanting good and truthful Real Estate News and advice.

Thanks go out to Martin, Jeff, Kristen, and Chris - I could not have been successful without your input.

More importantly and worthy of a huge amount of acknowledgment are the Men and Women of the Los Angeles Police Department, Los Angeles Fire Department, Los Angeles Sheriff’s Department, Los Angeles County Fire Department, California Highway Patrol, the Los Angeles Unified School District, the Saugus and Hart School Districts, Simi Valley Police Department, Ventura county Sheriff’s Department, Orange County Sheriff’s Department, Los Angeles City Communications Division, Federal Bureau of Investigation and Federal Air Marshall’s - The DEA and ATF, the USMC, Army, Air Force, Coast Guard and Navy - There are just too many for me to go on.  But to everyone that utilized our services over the past 10 years we thank you for your friendship and referrals.

We will look forward to serving you next go around - CONNOR with HONOR

Institutionalization in Santa Clarita Real Estate - Carryover from LAPD - Part 1

March 28th, 2008 Connor MacIVOR Posted in CHP Real Estate Search, CONNOR with HONOR, LAPD Real Estate Search, LASD Real Estate Search, RE/MAX of Santa Clarita, RE/MAX of Valencia 1 Comment »

Institutionalization is a three dollar word - Or it would have been according to my Father - May God Rest his Soul.  I often times look at where I am today and wish he was alive.  I am sure there are a lot of you that are in the same predicament.  Wanting to speak to friends and family that passed on and such.  This was meant to be uplifting, so I will turn the tables.  Just know that I feel your pain if you are a victim of loss, or a victor - Depending on your personal situation or viewpoint.

Real Estate and its running its own course is something that I see as being very different from the other types of employment in the world.  I bring my 17 year past with a 10 year overlap between theLAPD and our Paris911 and REMAX Real Estate practice.  The overlap was interesting, because while at my "real" job I wore a uniform and had a take home ride (police motorcycle).  I had very different operating patterns.  I was always switching up routes I would take home and was extremely observant to any changes in the neighborhood or vehicles in the vicinity at odd hours.  Being a Police Officer, Highway Patrol, or Deputy, with a take home ride - you need be careful.  When not in that game day in and day out the edge starts to get dull.

Being a full line reserve officer and Teaching tactics and Firearms causes me to keep somewhat polished by practicing a couple of hours a week on my presses, deployment, and other drills that are related to the teaching curriculum.  What I don’t want it to look rusty in front of the impressionable men and women that are attending the LAPD academy.  What is different about teaching something that is related to a "mechanical" skill is that the instructor, most times, has to be able to conduct all related drills without a glitch.

Flawlessly - That is a very difficult standard to achieve.  But I have seen the Trainers from some of the best Law Enforcement Agencies in the world teach these Tactical and Firearms courses and I have to say most are incredible.  I have been blessed to have witnessed classes with the Los Angeles County Sheriff’s Department and their ‘top" instructors.  I have been direct witness to the Los Angeles Police Department’s training regimen and have participated.  As for the California Highway Patrol, I have seen training films and spoken with some that have been fortunate enough to have taught these high-speed courses with the State.

To teach these subjects you truly need to be able to do it yourself. To explain is step one - Showing is Step two - and Re-explaining is step three - Then being able to get them to do it is the trick.  Step Two and Showing - All eyes are on you.  Smooth is Fast - the drill is to unholster and fire 6 shots in three and 1/2 seconds two on the right target, two on the left target and two back on the right target.  From the close contact position.  When the class hears the time requirement and the buzzer goes - All the instructors shots better be center of mass and as close to touching in the 10 rings as possible.  If not - "What is the Instructor trying to sell us."  Is some of what is going through the impressionable minds of the youth.

I will continue in another post how I have brought the institutionalization from the LAPD into our Paris911 Real Estate Business at REMAX of Santa Clarita and REMAX of Valencia - CONNOR with HONOR (Stay tuned)

Don’t forget those Real Time Home Values - Compiled in 30 minutes and e-mailed back to you so you can see all that is going on in a target neighborhood or your neighborhood.  In the Santa Clarita Valley just type in the city followed by a 911.com and you will see the portal where you can input the property information.  example:  www.StevensonRanch911.com or www.Valencia911.com - www.CanyonCountry911.com etc….  I am almost finished with the Cities in Ventura county - Los Angeles and Antelope Valley - thanks for your Patience - If you need it now - visit www.Paris911.com and scroll down on the home page, they are set up there and functioning.

Newhall CA Homes - Market Snapshots - Community and School Info.

March 24th, 2008 Connor MacIVOR Posted in CONNOR with HONOR, Newhall Real Estate 2 Comments »

Welcome to the resource for Newhall CA, and the Market Snapshot and Community - School Portal’s.  We have set up each and every city within the Santa Clarita Valley with its own unique Market Snapshot and Community Information and School Link.  All the user has to do it input any one of the cities that compose the Santa Clarita Valley and then just input the information they are requesting.  Within the next 30 minutes the data will compile at the source and from the source, then it will be e-mailed directly to you.

There is also a community report box that will require you to place a zip code in the field.  If you are wanting to do a comparison of zip codes from, let us say, Encino to Valencia, then you put those two zip codes within both field boxes.  Then the computer will gather the information from the local records and also compile data from the School System.

Great Resources and showing that Paris and I are the Subject Matter Experts in Santa Clarita Valley(And Beyond!!!) - I could not resist.  We have worked hard on becoming members of four different boards of Realtors - and Tomorrow after being on hold for over a month - I will be at The Ventura Coastal Association of Realtors for the Orientation.  Ahhhhh - The Sea Air….  -CONNOR with HONOR and Be Safe!
