So you are a sworn member of a metropolitian police department, sheriff’s department or Fire Department?  You are looking for someone that will have your interests at their heart and do their best dilligence to watch that everyone else involved in your transaction does the same?  Real Estate and Investing has its place amongst the men and women of the law enforcement and Fire Department communities. 

The most difficult thing from our perspective as Real Estate Agents, is the fact that the survivability in these markets, with this as our client base, is very dangerous.  Not dangerous because our clients all carry concealed weapons or know how to lop off limbs with an axe.  No, it has to do with the main topic of conversation at these employ’s.  From my modest 17 year background with the LAPD, it was deduced by me that the most common discussed topic was about Real Estate and investing.  You could hear who got a great deal.  Who got screwed.  And who would reccomend their agent or lender to another. 

This is the primary reason that other Agents do not operate well for very long times within these farms.  They also are not "one of them".  After serving in the trenches and still a full line reserve officer, I understand that that money earned is not why they are there.  It is because their sence of duty is over powering and they care about keeping the prey safe from the predator.

We have dug in deeper than Alabama Ticks within the Law Enforcement communities and amongst the County Sheriff’s and Fire Department folks.  We will never forsake their trusting us to provide for them the best and most honest representation.  The one thing that we consider is who else in going to be involved in their lives for the next few weeks while the home is hunted, found, escrow, and closed.  We want to make sure that our team is tight knit and very dilligent with our clients.  We also want to always make sure that no one is ever taken advantage of - or even thinks they were taken advantage of.

Even a mere preception could cause waves of damage to our reputation.  Paris and I would never have a part of that.  We make sure that we go above and beyond with how we model our business structure.  We also want to make sure that everyone that has contact with us knows that we have these ethics at our core.  We formed our business in this way - and we demand our TEAM performes in the same high-regard.

Good Deals for Cops - Profession Based Truth Stretchers

This has been a plague and still continues today within all Law Enforcement - Fire Department - and in Educational advertising print where people farm.  If you have a paper or publication that is associated with your union - For Example the Los Angeles Police Department (L.A.P.D.) has the Los Angeles Police Protective League, the (L.A.P.P.L.), the Los Angeles County Sheriff’s Department (L.A.S.D.) has a few, the one that we advertise in is the A.L.A.D.S. Dispatcher.  Educators have their unions and publications as well.  If you look at the ads closely you will discover that there are "special incentives", "family pricing", "wife of LAPD Sergeant", "Special Considerations Given", "LASD, LA PD, CHP, pricing", "Military Friendly", "Incentive Coupons for Home Buyers and Sellers", are we buying groceries and can we get double coupons?  The List goes on and on.  What does this mean?  It should mean in a perfect world that because of what you do for a living, you are going to get a deal that is above and beyond what every "normal" non-oath taking citizen that walks in off of the street will get.

Ok, call me strange, but as a lot of my partners in the past, when it came to not getting charged for a cup of coffee, we always left the exact amount of change on the counter.  We never wanted to feel as if we owed anyone.  That Cross can get heavy.  So when it came to those type of considerations, we left enough for the item that the store owner wanted to give us, we thanked them for their "consideration", then we went on about our day without having to "owe" anyone.  A lot of the considerations that are being advertisied about in publication print are not about getting a cup of coffee for free.  Come in to my office and I will give free coffee to anyone that asks, no matter what their profession. (I’ll let you know if this policy has to change due to the apparent following of this blog!)

  At first glance these "special incentives" seem great.  But all you have to do is dig a bit deeper.  But do not wait to dig as you are signing loan documents and day 17 after you have given your 30 day notice and removed all of your contingencies.  You can find a lot of good questions to ask at the Mother Site of Paris911.com.  Check it out.  In a recent case where a client of ours was explaining one of those "great cop deals" that he took advantage of that was hanging on one of the bulletin boards at LASD was this.  Earn a 1/2% rebate if you use us to obtain your loan.  Come to find out that particular lender charged 2.5% or 2.5 points to originate that loan.  Then gave .5% or .5 points of the money the deputy paid back to them in the form of a Special Incentive or "professional courtesy" rebate.  When you can obtain loans for 1% or 1 point origination, why go through all of the trouble to overpay to get a special deal in the first place.  The Deputy did not know but that was in the past and he was much better prepared after having met with Paris and I.  (BTW - we do not do loans - but we do understand them well due to Paris’ past - and we will cover your six in their regard!)

I have looked over paperwork from others in this industry and have been very dissapointed with what they have done in their "special financing" for law enforcement and fire department" personnel.

If you want a special deal, be sure to read the fine print when you are looking over the documents.  If someone is advertising that their husband or wife is working in your profession watch out.  If someone is using the fact that you are working in (fill in the blank) field and for that reason you are going to get a better deal than someone who is not, be weary and careful.  

The fact is this, I want to give a good deal to everyone, I don’t to have to give and advertise special so I can get clients.  I want people to use me because I do a damn good Job!  I want them to come to me, not because I have tricked them into it, but because they have heard from everyone of their peers that I am the best for doing the job of Real Estate!  I want to be able to stand on my two feet and "At The End Of The Day" (thanks Chris Fredericks) - I want to be able to look into the mirror and be satisfied that I did my best and did not trick anyone into using my services.

What a great feeling to have Connor and Paris MacIVOR stand on their own with not only Law Enforcement, Fire Department, Military, and the Educational Professional, but with everyone that works in all of the other professions in the world.  That is our goal, that is our higher mark, that is where we want our center to be.  Standing on our services, our record, our commitment to our clients, being tough negotiators and have code above and beyond all others that work in "any and all" fields in Real Estate - ask our clients!
