We have been blogging for quite some time now and have been able to convey the point of the "how we do thing".  Time after time, when we are interviewing clients we are finding out how "not to act".  They tell us stories that send chills up our spines.  I can compare it with some of the stories from the victims that I had interviewed with the LAPD.  I cannot imagine treating someone "another human being", in some of the ways that have been described to Paris and I, either in Real Estate, or when I was full time with the LAPD.

Blogging has its advantages, if you do any kind of search about Real Estate in Santa Clarita or a variation there of, including different cities with Real Estate, you will eventually come across Paris911, Connor MacIVOR, Paris MacIVOR, REMAX of Valencia, REMAX of Santa Clarita or our one of many blogs.  The point being that if you are looking for the subject matter experts when you are about to embark on a journey that will cost you more money than you have ever spent, or are looking to sell something that is the most expensive you have ever purchased, you must choose your representatives wisely.

Do your research, look around, kick the tires, even take it for a test drive.  But if you are faced with the "must move now" approach or the "impending doom" approach to the Real Estate Venue or market.  I would suggest running from out of your coat (Biblical).  Don’t stick around to see what else that agent has up their sleeve.

Enter Realtor.com and their blog solution, called a Featured Blog,  that is tied with one of our sister sites and Paris911.com, which I has aptly called TopProducing911.com.  You have information contained on the site that is specific to the producer of the site, a sister company of Realtor.com.  There is a lot of good information for you there if you are considering buying or selling a home.  You can also get back to Mother, Paris911.com.  Advantages, I know of no other agents that are running two fully independent Real Estate Websites and the other INTERNET marketing that we have in place.  That means much more exposure for your home and must more ready access to the homes on the market.

Part II - How the Institutionalization from L.E. to Santa Clarita Real Estate - Helps Paris911

When I had mentioned earlier, in part 1 ,that I was institutionalized, I did not mean for it to be taken in the negative.  There is a lot to be said that is positive about the way I conduct our business and the relational and ethical approach I have.  I am not without my lines in the sand.  I have certain standards that I will never compromise that are carryovers from the way in which I was raised and the last 17 years with the LAPD.

Some are thinking, all cops are bad.  You should never operate in absolutes.  Those that do are having to live a terrible existence.  There is good and bad in every field and endeavor in life.  You probably have some crappy family members.  But for the most part all of the rest are fantastic.  That is no different in Law Enforcement.  Good and Bad - With the way Internal Affairs operates, the bad get cut short most of the time.  If mistakes and errors are of the mind and not of the heart, most people under the scrutiny of discipline weather fairly well.  But if someone is walking out there in the position of a Law Enforcement Official, trusted with deadly force and in a position of power, that has a black heart, stand by.  He or she will be judged most harshly.  There is no secret curtain or "cone of silence".  Maybe in the past.  But today it is very difficult to have secrets.  The point is this, how much do you Truly trust someone?  Enough to lose your family over?  Lose your job?  Risk losing your only means of support?  At least in my mind, no act of malice or blackness of heart is worth any of those losses.  But again, I am still in the game and am thankful for everything on a daily basis.

I have brought 12-16 hour days into our Real Estate Business that is headquartered in the Santa Clarita Valley.  I get up at 0400 and do my "road-work", returning home to shower and check what requests have come in and have to be worked on.  I then go to my book and write blogs about what struck me on the preceding day or maybe something came to mind during my walk or shower.  I am out the door and at the office, usually the first there in the early AM.  I go over any requests that are pending and make sure that everyone has been answered and no question is left hanging.

I used to leave my office door open.  Not anymore - Not that I don’t like the company, but people that are full and hate and rage bother me.  I like positive.  I just never want it to be said that I was unwilling to assist someone with a personal problem.  That is fine and I do that as a Peer Counselor with the LAPD - Still.  But, I don’t need someone coming in my office complaining as why I have business and they do not.  My response is the same, maybe you should work a little harder…  The ones that complain the most usually roll into the office about 1100am, get a vendor to take them to lunch, and then roll out about 2pm.  And they are wondering the whole time why they are not busy. 

The worth ethic reflects a Agent’s drive to gather more business.  The Relational ethic - reflects the agents ability to keep that business and have it grow in a referral form.

Paris was speaking with a couple of other agents in the industry yesterday.  I overheard them ask her, "So how is business"?  Paris said, "business is fine."  Then one of ladies started with how incredibly busy they are, how they have so many buyers and so many sellers, how they can believe we are "just fine" when they are about to be "number 1".  I never do that!!!  I don’t care how much I have been blessed with, I never want to be responsible for someone else falling down.  I want to uplift, I want to help that person be positive, not use "B.S." to tear them down.  But I guess that is what the "industry" creates.  I refuse to have that "crap" grow inside me or our business.

I really like it when others do well.  I have no problem with someone being ranked higher than me.  In fact, I don’t notice.  I just focus "like a laser" on what we are working on and who we are working with.  Customer service and client care from a Law Enforcement perspective - Giving unselfishly - Wanting to play it forward - and being able to fire 6 shots in 3.5 seconds, two right, two left, and two right - all touching in the 10 rings.  -CONNOR with HONOR

Real Estate in Valencia and Stevenson Ranch Market Snapshots

When it comes to searching for real estate and looking for more than the regular, run of the mill property listing sheet, either in Valencia, Stevenson Ranch or elsewhere, then you have come to the right place.

Comparatively - what do you need to know to make the best offer on any Real Estate for Sale?  I need a whole package created.  I want statistics on neighborhood demographics, income, schools, community resources, housing prices going back at least 3 months.  I want real numbers of Short sales, Foreclosures, and other types of distressed properties within the samehousing tracts.  I want to also know if there is anything special that has been slotted for by the city to have something added or removed that might have an effect to my way of life or resale.

Mortgage Scam Artists Shut Down

On the 18th of March, year of our Lord 2008, Los Angeles Superior Court prosecutors formally filed charges against 6 Mortgage lending companies.  This was conducted by the Attorney General’s office because they had pushed homeowners into "illegal and unconscionable loans."

Due to the Mortgage and Real Estate crunch, these lenders are using whatever means necessary to put some of those elusive green-backs into their pockets, no matter what the cost.  Instead of preparing for the thinning of the flock, they are still hitting people from illegal and with totally unethical approaches. 

The Attorney General Brown commented, "The illegal sales practices of these companies… included psychological pressure, forgery and outright lies."

Brown had these companies and their assets frozen in the tracts.  Money, cars, real estate holdings and the like were held and will not able to be accessed until this thing is worked out properly.  There is also a $20 Million dollar price tag that Brown is pushing for with regard to penalties and restitution.

What does this mean.  People will sacrifice others to make a buck.  Be Careful with whom you choose to hitch your trailer.  Be weary of the fast talkers and people quick to have you sign.  Have us Run interference for you when it comes to all aspects of Real Estate.  Our reputation is viewed by us as being priceless.  I’m not about to loose all of the ground we have gained over the past 10 years by selling someone short or putting someone where they do not want to be!- CONNOR with HONOR - We are REMAX of Santa Clarita and REMAX of Valencia - I love this Place!!!

Santa Clarita Valley Real Estate - Market Snapshot 03/17/3008

Happy St. Patrick’s Day everyone, here is a Market Snapshot where the listings are by City within the Santa Clarita Valley Real Estate Community(reports).  Data obtained from the local Board of Realtors and Multiple Listing Service, Compiled by Yours Truly - CONNOR with HONOR.  I must say I have curtailed my style with the bolding and all of the underlining since I was gently educated by one of our local bloggers, Jeff Wilson with www.scvtalk.com.  LOL, I still love his quote and wish I would have thought of it: "It makes my eyes bleed"…  That is GREAT!!!!  OK, enough of my sentimental side, here are the current Santa Clarita Valley Real Estate Active Listing numbers at 1631pm on 03/17/2008:

Castaic has 289 active listings on the market, the average price of which is $546,988.00 with a Median price of $419,000.00.

Valencia has 442 active Listings on the market, the average price of which is $558,922.00 with a Median price of $475,000.00.

Saugus has 360 active listings on the market, the average price of which is $489,000.00 with a Median price of $489,000.00.

Canyon Country has 649 active listings on the market, the average price of which is $492,368 with a Median price of $385,000.00.

Newhall has 305 active listings on the market, the average price of which is $489,250.00 with a Median price of $399,000.00.

Last but not least:  Stevenson Ranch has 128 active listings on the market, with the average price being $635,106 and the median being $599,900.00.

I am curious about how April 1st of this year will kick this inventory off and start getting it moved out so we can return to a "normal" market.  That is when the new loan amounts are going to be in effect.  That is kind of like saying a "routine" traffic stop.  Or a "run of the mill" "garden variety" domestic violence call.  But not to worry, nothing ever stays the same.  CONNOR with HONOR
