Not all real estate licensees are the same; only those who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. They proudly display the REALTOR " ®" trademark on their business cards and other marketing and sales literature.

REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict Code of Ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reported that 84% of home buyers would use the same REALTOR® again.

Real estate transactions involve one of the biggest financial investments of most people’s lifetime. Transactions today usually exceed $250,000. If you had a $250,000 income tax problem, would you attempt to deal with it without the help of a certified professional accountant? If you had a $250,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be wise to work with a professional REALTOR® when you are buying a home.

If you’re still not convinced of the value of a REALTOR®, here are more reasons to use one:

  1. We can help you determine your buying power - that is, your financial reserves plus your borrowing capacity. If you give a us some basic information about your available savings, income and current debt, we can refer you to lenders best qualified to help you. Most lenders - banks and mortgage companies - offer limited choices.
  2. We have many resources to assist you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by us to find all available properties.
  3. We can assist you in the selection process by providing objective information about each property. Because we are REALTORS® we have access to a variety of informational resources. We can also provide local community information on utilities, zoning, schools, etc. There are two things you’ll want to know: First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?
  4. We can also help you with negotiations and inspections. There are many negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or appliances. The purchase agreement should allow time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. We can advise you as to which investigations and inspections are recommended or required.
  5. We also provide due diligence during the property evaluation. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. We will assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports.
    You will also want to see a preliminary report on the property title. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. We will direct you so you are well protected and if you need direction we can put you into contact with a title search company or attorney can help you resolve issues that might cause problems at a later date.
  6. We can help you understand different financing options and identify qualified lenders.
  7. We can guide you through the closing process and make sure everything flows together smoothly.

Is Foreclosure Creeping Up? Share your Pain!

I am not sure whether or not those that have not been through a foreclosure understand the emotional drain that it is.  If you are single, you have to face friends and family.  If there are children in the equation, children old enough to understand the moving process, then you have a huge amount of stress to deal with.  What I can say is you do need time to grieve, you need time to let it hit you and understand that you are not alone.  I suppose if you were the only person in the world that Foreclosure has happened to, then that might be a different story.  But there are a lot of people that become involved in very uncomfortable circumstances with Death, Divorce, Disease, and Job Loss - the major 4 problems associated with Foreclosure.  I can feel your pain.  You now need to feel your pain, share it with someone that you trust, so you both can come away stronger from the sharing.  Might I suggest a Priest, Confidant, Spouse, Realtor, or maybe even in a anonymous chat room?  But you need to not keep any of this bottled up and get it out in whatever way you can that is healthy and without tragic consequences.

Foreclosure in the Santa Clarita Valley and Beyond - Be Sure to Share Your Pain!
In a majority of foreclosures, one of the homeowners hides it from the spouse. Usually, the partner keeping the secret is the person responsible for paying the bills and is (or feels) responsible for causing the problem and fixing it. This partner may feel like a failure for not properly managing the finances or for overspending, or the person may be using the family finances to support an embarrassing and costly habit.
Attempting to sweep the foreclosure under the rug can compound the problem in any or all of the following ways:
·         Makes you more susceptible to becoming a victim of foreclosure rescue scams. One of the con artist’s most powerful strategies is divide and conquer. They will offer ways to avoid foreclosure so your partner “never has to know about it.” They are afraid that the more people “know about it,” the more likely they will get caught.
·         Removes one of your pillars of support. As a couple, you have a much better chance of improving the outcome than by acting alone. Your partner may have some excellent ideas and resources to help save your home.
·         Wastes time. The longer you try to keep the secret without taking positive steps to resolve the problem with your lender, the less time you have to save your home, sell it, or pursue other options.
·         Leads to distrust with your partner, who will eventually find out anyway.
Remember, your partner is going to eventually find out about the foreclosure. It’s always better if your partner finds out earlier from you rather than later from a stranger… like when the sheriff shows up to evict you and your family from your home or the person who purchased the home at auction shows up at the front door.
Communication Is Key
If you and your partner can’t have an honest discussion about household finances and troublesome behaviors, then your entire relationship is already at risk. Look at the foreclosure as an opportunity to become open and honest and build intimacy. Either your relationship will not survive, meaning it was not worth trying to save in the first place, or it will deepen and become more rewarding over time.
Financial Setback + Communication Breakdown = Loss of Home and Equity
What is equity? Equity is the amount of money that you get to keep after you sell your home and pay back the debt you owe on it.
Adding communication back into the equation gives you and your partner a much better chance of addressing the underlying financial shortfall and ultimately saving your home or selling it to cash out enough equity to make a graceful exit.
Whether you’re currently facing foreclosure or have just missed one or two mortgage payments, tell your partner immediately. Losing your home in a vain attempt to avoid an uncomfortable discussion with your partner is the wrong approach.
Avoid the Worst Options
The worst option in foreclosure is to try to sweep the problem under the rug. Well, actually there are three “worst” options:
·         The absolute worst option is to deal with a con artist who’s out to steal your home through some foreclosure scam or strip you of the equity in it.
·         The next worst option is to do nothing. When you do nothing, the lender forecloses, the property is sold, and you’re evicted. You can say “so long” to both the property and any equity you built up in it.
·         Another bad option is choose a solution that puts you right back on the path to future foreclosure. Some people, for example, borrow money to reinstate the loan – that is, bring the payments current with the bank. This is a viable solution if the financial setback was temporary and you will have sufficient income to start making payments on your mortgage and on the money you borrowed to reinstate. However, if you are unable to make the monthly payments, you will probably be better off selling the home and finding more affordable accommodations.
Overcoming Your Fears
If you are afraid of telling your partner, then ask another family member, a close friend, a financial counselor, a marriage counselor, or someone else that you and your partner both feel comfortable talking with and that you both trust to help you break the bad news.
An unbiased third party can act as an intermediary, laying out the facts more rationally, so arguments do not get in the way of a full disclosure. You want to come clean and lay all the facts and figures on the table so you and your partner know what you are dealing with.
Remember, what has happened is in the past. You and your partner can do nothing to fix what has already happened. You can only make things better now and for your future together.

Letter from a Rakkasan Commander

This was sent to us through the Family Support Group for Ethan’s battalion.  It is a wonderful letter and, the attached photos are very powerful and speak volumes of how great our soldiers serving there are.  We do owe them so much. 
 
I thought that you all would enjoy reading this letter sent home by one of the Rakassan Commanders this week.  I was very touched by his words and hope that you will be too.
 
Families and Friends of the  Rakassans:
 
The general context of these pictures, taken in rapid succession, is the following:
 
At the beginning of the “surge” and the height of the sectarian violence the bombs and killing threatened to tear apart the fabric of Iraqi society.
The paratrooper above was on patrol in Baghdad when a bomb went off near him in a crowded market.  Nothing could be more powerful than the image  of the crowd going one way and the Soldier calmly walking toward the source of danger. Into the heart of the darkness.  The little boy quickly assessed his options and made a choice that the AP Photographer captured on film….he chose to find the safest place in Iraq at that moment.  The history of the world changed that day for one little boy.

Despite the powerful images portrayed above,  they are mere icons of what your Army has provided through the ages…resolute courage in the heart of any darkness.  Your Soldiers carry on a tradition of over 232 years of service that started when men boldly faced down the British at Bunker Hill and stormed over the walls at Yorktown .  They held the line at Gettysburg and opened the west and took San Juan Hill with a bayonet and saber.  They went over the top to fight a war to end all wars and stormed the beaches at Normandy and held out completely surrounded at Bastogne .  They endured human-wave attacks in the Frozen Chosen and fought and died in the Ia Drang Valley in Vietnam .  They have liberated nations from dictators and drawn a line against anarchy in Africa and the Balkans.  They were the first to be sent to deal with the latest darkness that gathered to threaten freedom after a horrific attack on our homeland.  In peace and war they have remained a beacon of hope to the Nation and a living testament to freedom.
 
Your Soldiers have never faltered and I am humbled to stand beside them today in another dark place holding the line against a determined enemy.  How do they do it?  How can they keep doing it?  The answer is very simple:  They are Americans….they are your  sons and daughters….they are idealists and believe in a world where little boys don’t have to find safety in a street behind their armored breast plate as they walk forward to find evil and end its reign. 

How does a 20 year old mechanic replace an engine on a tractor trailer in an eye watering dust storm?  How does a Platoon Sergeant manage to maneuver a convoy of 20 vehicles across narrow bridges and rain soaked roads to safely deliver a week’s supply to his Infantry brothers?  The answer is simple:  They are Americans….quiet  professionals like the ones who have gone before them for 232 years.
 
The Soldiers of this Battalion continue to amaze me….their discipline and steady performance enable every operation the BCT performs and each day.  They are making a difference for their fellow Soldiers in sister units and for the Iraqi people.  Each day that the enemy cannot explode his bombs, kill innocent people, and terrorize the population is a day that we are closer to making the darkness flee before the light.  There is much work to do here in Iraq , but there is much to be proud of…..
 
I pray for the strength of the families at home…the safety of their loved ones here….and that the Nation realizes that the history of the world can change for the better with an American Soldier at the right place at the right time.

Starbucks New Solo Traveler Lid

Alright, I just thought the spilled coffee in the mornings was for a lack of being able to drink the "hot as the center of the sun" substance quick enough before I hit any "coffee spilling" bumps in the road.  But I was wrong.  Apparently it was not the bumps or my inability to drink scalding hot coffee fast, no it was the design of the lids that Starbucks was using.

About three days ago, I went to one of the local Starbucks, in the Santa Clarita Valley we have a lot and I make it my business to make my rounds at most of them at one time or another.  I would have to say I am a coffee junkie!  Nothing fancy, no Machiatto this, or double twists of that, no carmel, blended, or iced stuff.  Even in the summer of 115 degree heat, I like my coffee center of the sun hot.  Creamer???  You may ask, No, I don’t want to ruin the taste of the coffee.  I like my coffee Black like my………. Cars, shoes and shirts.

What I was originally thinking when I obtained this "Lifer’s Juice" from one of the local Starbucks, is that they ran out of lids.  They sent one of their "hard working coffee persons" to the local Smart and Finals and they bought some SOLO Traveler Lids.  The first thing I noticed is when I gripped the coffee cup the lid did not "pop" off.  This one stayed put.  When I took the top off to have a gander inside to make sure they did not ruin the taste by accidentally putting cream inside, I noticed that I had to use the full range of my "Kung-FY Grip" to unhinge it.

When Driving:  I used to think that was the price of admission to have spillage when driving with a full cup of coffee, "Did I say no Room?".  But, I did not notice three days ago that I had none.  The day after, is when I was showing properties and went out to the car for the ritual cleaning so to be presentable, I did not have to wipe any spillage from the Tan interior of my car.  So on the morning of this blog post and accompanying UTTERZ, I was on my game.  My observation skills were peaked and I was cocked, locked, and ready for anything. 

I arrived at the drive through at the Starbucks at Magic Mountain Parkway and Tourney Road - where there is apparently very little parking for the ATT Golf Classic and violators will be towed.  (Signs Galore, worth mentioning should have gotten a picture), 

I order a LARGE (I like saying large, even though the proper word is Venti - Large is what I am, so I want to use words that I am comfortable with)

COFFEE (nothing fancy here, no American blend, or Brazilian café grown with afterburner - No… just Coffee)

BLACK (nothing to say more - No Creamer - It is a necessary step to be true to our own "coffee" center’s.  We all have one, deep nestled in side right next to our inner child)

DOUBLE CUPPED, (I like the feel of a more solid "just one notch from boiling" coffee holder, the one cup does not give me the safety and security I am looking for in a beverage holder)

TWO SPLENDA, (I know what you are thinking, Mr. Health Nut - That is not good for you.  I know, Neither are some of the other things that I put into this temple, but please understand my frailty is that of being human)

NO ROOM, (I have to say this one, even at the drive through, where you do not have access to cream or milk, if this is not said I have sometimes gotten a cup of coffee only 3/4’s full - It also could have been those crappy lids as well - Those that know coffee best, the employees, maybe knew that the lids were substandard and did not like hearing the screams coming from the cars as they drove out of the driveway’s)

So Kudos to Starbucks for changing to the SOLO Traveler Lid - A few more fingertip push-ups and I should be able to get the lid off to add more of that wonderful "Splenda" Stuff!!!

Touched and Elated - A timeless complement

I am a unrefined and fairly new blogger that will continue to learn new and more effective ways to write in more clear and succinct paths.  I am blessed to have the ability to speak on something I feel passionate about and apply my past experiences with the LAPD and MotorCycle Enforcement to my Real Estate Business.

Being passionate is something that I am all about.  I have hugged arrestee’s to jail.  I have spent hours and hours with families after giving them a death notification.  I have seen things that I wish not to remember.  I feel a strong sense of "right" when I do my two reserve days a month training recruits and in-service with firearms and tactics.  I also have trouble watching any replays of 9-11 due to me being overcome with emotion.

On this blog I have gotten responses to my posts from all different areas of the world and in many different fields of endeavor.  I approve everything that is not an attempt by a marketer trying to get ratings (Such as prescription drugs sales, on-line gambling, etc).  But everything else I approve because I do believe in that "free-speech" thing that was written so long ago.

I have some that I look up to in this field when it comes to putting your mind on paper - Martin Rodriguez - Linda Slocum and Jeff Turner - All Three have been extremely helpful and kind to have given me a part of themselves unselfishly throughout the past year since I came aboard full time after my resignation following my 17 year past.  Two I have met in person and continue to meet with at times - Linda and I have exchanged e-mails and I love her ability to discern the recent topics within Real Estate, Politics and Santa Clarita City Functionality vs. Its Not-functioning.

I had the pleasure to approve a link where I was mentioned in reference to someone being so overwhelmed with my apparent approach and the passion that I attempt to convey in the written word.  They remarked that they were a bit reluctant to mention what I had said about recent Real Estate related activity due to my blog making their eyes bleed.  I can look back at my past, for I believe that our past is what makes us what we are today, and see times when I did shed tears over various things.  

I remember when my children were born, when my wife was very ill and survived, when my father died, when I graduated the Police Academy, when I recovered from my August 12, 1995 Police Motorcycle Crash, 9-11, if I think about too much more I am going to start crying again and never finish this…

I wish to thank www.SCVtalk.com and his comment and passion about what I conveyed about the market and my blog.  I would have to mention that I hope that those close to him know what a special and very "complete" individual he must be to have such strong feelings and his commitment to being a true "feeling" blogger.  

More importantly, Jeff Wilson himself e-mailed me to express that he might have been to harsh, but I did not see it that way.  I then replied as what I would have to do to advertise with him and that I would be a regular reader from this point on.  Way to to Jeff Wilson!

Thank You so very much and I will always look forward to meeting you.  I am sure we could both learn something from one another.

Workout Motivation and Extreme Boot Camp

I have made a ritual of working out.  Nothing crazy, at least to me its not.  I do what I like to call Road Work.  I obtained this workout philosophy from the one and only Matt Furey that I was blessed enough to find when I had a 4mm tear in my left knee - a L5 S1 ruptured disk - and a few other injuries from a On-Duty Police Motorcycle Crash.  I went from doctor to doctor and the diagnosis was always the same.  You are going to require surgery.  I went to www.combatconditioning.com and read a few testimonials and I thought to myself, "$30.00 plus or minus for a book, what the heck - I can try something else before having to go under the knife."  My first On Duty Motorcycle Crash was August 12, 1995 - The Doctors said I was lucky to be alive - Luck "I wish I believed in it!", I should have died.  Punctured lung, severe concussion, some memory loss - Every time Paris turned on the Microwave, I lost control of my bladder and forgot who I was for about 20 minutes(OK, that last one about the Microwave - Is not true, but funny just the same).  

There I was shooting Laser east of Saticoy and Sale in West Valley Division of Los Angeles.  I obtained a 54mph west bound number 1 lane, in a 35mph zone.  A large white SUV - I activated my emergency equipment and off I went.  I was parked at the south curb, I cleared traffic and the hunt was on.  I was code 3 (lights and siren), approaching the intersection of Saticoy and Sale, when I observed a off white vehicle in the left turn pocket.  If this vehicle were to turn they would be crossing directly in front of me and across my path.  I slowed down a bit now splitting my view from the vehicle that I was attempting to catch and the vehicle in the left turn pocket.  I noted that the vehicle in the left turn pocket pulled forward and stopped again.  I recognized that as my non verbal cue that the driver did see me with my lights and siren activated approaching their location West Bound number 1 lane.

So I started to accelerate once again and close the gap on the vehicle I was going to pull over.  When I was about 30 feet from the vehicle that was in the left turn pocket, it turned!  I took evasive measures, I started some good combination braking, I aimed for a low point in the vehicle, right front, I got ready to clear the motorcycle, and upon impact I pushed off the foot boards and was able to clear the motorcycle controls, with the exception of my left knee impacting the left handlebar control causing the trauma.  I tucked and landed on my back on the roof of this lady’s car.  (The statement of this nice lady was as something as follows if memory serves:  "I was going to turn to go home when I saw a white SUV driving very fast when it passed me, I thought to myself, where is a cop when you need one, at that moment a cop landed on the roof of my car."

I slid down her front windshield, onto her hood, then from the hood onto the ground in front of her car.  The pain from my knee was overwhelming and I lay-ed there in a pool of gasoline while I heard sirens of those coming to help me closing in the distance. 

Crash #3 was where another nice lady changed lanes into me causing my motorcycle to spin and throw me in front of her car onto the ground , thank GOD she was able to stop in time, but it ruptured my disk upon impact with the asphalt.

Crash #1, I struck a curb on the 110 freeway before the first tunnel about Hill Street in Los Angeles.  No memory of this one to this date, that was August 12, 1995

Back to why I work out.  This combat conditioning routine, the Royal Court coupled with the bridging, saved me from surgery and I have made a full recovery.  No medical, no pension, I am glad and elated that I was able to learn those movements - It did take me several months - But I am better for it and stronger that I ever have been.

When I saw those people working out in the park this morning - I could not help but to be happy for them and proud they are not just taking the roll of being on the side lines and observing the game -THEY HAVE BECOME THE GAME.  There are those of us that like to be out of the limelight, to focus on things that bring no attention, and just go through life until we get into our fifty’s when a doctor has to snap us back to reality - Telling us that unless we do something we are going to be dead within a short time - Or worse, Suffer a long drawn out death!

Anyway, cudos to you, and cudos for you having the drive to get out of a warm and cozy bed so early in the morning and start your day by being yelled out and motivated by someone that is sitting at 7% body fat!  Keep it going, you are the only one that will do it, you are the reason you do it, you should do it daily.  Don’t quit, don’t give up.  Just layout out your stuff the night before, and when that alarm goes off, don’t stop and think, just do!

Real Estate Advertising - No Soliciting Allowed

You live in the Santa Clarita Valley or one of the surrounding valley’s.  You are at home on a Sunday afternoon easing back in your easy chair about to watch the game, and your doorbell rings.  You ask your beloved or kids if they would get the door, but it seems that they stepped out for a walk.  Disgruntled and wanting to focus on relaxing, you get up out of your chair and answer your door.  

There is a cheery, happy, peppy, person standing at your door in nice attire holding a bunch of pamphlets or sheets of paper.  She says, "Hi, My name is Pat and I am with ABC Real Estate, I wanted to stop by today and let you know that the house down the street was just listed or just sold or just put into escrow, and I printed the information of what is happening in your neighborhood on this piece of paper and wanted you to have it." "By the way, are you thinking of selling or do you know anyone that is?" 

You are still wondering what the heck happened.  You were about to watch the game, now you are put in a scenario having to answer questions and furthermore help someone build a business.  You also think, I am not sure that I care that the house down the street is listed, sold, or what ever.  In fact, my wife already caught me up on everything that is going on in the neighborhood on Friday evening. 

Sound familiar?  I can appreciate a Real Estate agent trying to use these methods to get business.  It does work, you bang on enough doors and you will eventually get business.  Might I suggest a different method than interrupting someone’s peace?  There are a lot of other venue’s available for a person to market themselves, their business, or anything that they want.  The problem with some of the other methods, although they are less evasive, they are costly. 

But, having said that what is everyone, that is building a business, looking for?  They like free, they want to keep the overhead down from the operating expenses.  They want to have a turn-key business that just flows with clients and leads that earn them 100% revenue with no other costs.  Yes, keep dreaming.  This is what I think, it costs money to make money.

I think it is more important to let those that are at their homes be in peace.  If you want to get you name out there and actively advertise, keep it in public places.  If you must go into a neighborhood, get those people that are out and about.  It works for the Mormons.  Get on your bicycle, and go for it.  Carry all of your stuff with you and approach people and introduce yourself.  That is what has made Paris911 so strong with Santa Clarita Valley Real Estate.  It continues to work.  Here is another Concept:  ANSWER YOUR PHONE WHEN IT RINGS or RETURNS CALLS PROMPTLY!

I go everywhere wearing our brand, I keep smiling, and I keep introducing myself to everyone.  I don’t care if they want to buy or sell a home, I am creating that Mind - Body - Soul - and Me - connection.  I want them to remember when they saw my shirt with the Paris911 and CONNOR with HONOR or Real Estate with the Protection of 911 on it, "THAT MEANS Real Estate."  Then when they get that card in the mail, they think of Connor MacIVOR or Paris MacIVOR and Paris911 and Real Estate.  I want they to remember when they see the Thin Blue Line and our full page ad, that they met me in the video store or super market.  I also want them, when they are flipping through the pages of the ALADS Dispatcher, they think OMG, I met him during a training day with the LAPD, or I met him in the Beauty Salon (kidding on that one, but not a bad idea).  The see the billboard, the dots are connected.  They are signing at a dry cleaners and see the pen that they are using is www.Paris911.com

It does not stop, it has to be a continual driving force.  Wanting to get your name out there consistently and constantly - So those in your Sphere of Influence will not forget what drawing was completed when those dots were connected for them - Also those that have not used our services, but will someday, will be able to connect those dots and call Paris911 for All of Their Real Estate Needs. 

I don’t care if someone in New York needs to find a home in Jersey, I will find them that agent and make that connection.  If a person in Florida wants to purchase a foreclosure property in Miami - I am there, hunting a good Agent, someone that has the same code as I.

The most beautiful thing about this Real Estate thing, is the connections that are made.  I am not taking someone to jail - I am helping someone build their future, and leave a legacy.  It is a huge responsibility and a very valuable existence that I have chosen.  I am also thankful for still being a Reserve Officer for the LAPD.  I still am able to perform as "Twice a Citizen" and give something back to the Department that helped me mold my approach to the business model that I formed as a result of 1990-2007. 

Also protecting and serving those of you and the men and women that still donne the badge in a full time manner.  Watching out for their best interests so they are not taken advantage of with any part or vendor within the Real Estate Process.  Sworn and Civilian alike, we do watch your SIX, with this Real Estate Thing that we do with RE/MAX of Santa Clarita and Valencia!

The Unexpected Positives in Real Estate

I remember my father telling me that he "hates surprises".  He did in deed, I remember some surprises popping up time and time again and he did not handle them well.  He also seemed to function on "stress", whether or not it was needed, he loved to stress.  You know when you meet people and they are looking for something to worry about, that was my dad.  He lasted 74 years on this planet and during his passing I had the blessed chanced to square up with everything that we might of had rifts with, in our past together.  It is funny, I miss him every single day, and have since he died in November of 2004.  There will always be an emptiness that I will feel whenever I speak with someone from back home.

I might have a lot of his attributes, like the anger thing, it takes a lot to get me there, but once I have arrived watch out.  But as I look back even that I have been able to put in check.  At least with my last 17 years with the LAPD. Real Estate, now that is another story.  But that being as it may, I have a lot to be thankful for.  I am thankful each and every day for even the most simple of things.  By doing this on a constant basis I have really been able to amplify my appreciation for the great things that present themselves to me in this life.

Example.  I was able to quit after 17 years with the LAPD, I was not one that hated the job, I had been building this Real Estate Business for the last 10 years and it was just "time".  There was no event that happened, or a whistle that blew, it was just "time".  Shortly after I quit I had a plan but I did not understand the various ways I could implement that "plan".  I met Jeff Turner through a Lender that I happened upon on Active Rain.com, named Martin Rodriguez, SCV Loan Solutions, 818.437.8354, www.scvloansolutions.com, he introduced me to Jeff Turner with www.RealEstateShows.com and he was able to unlock my way of looking at things within the advertising realm and how to apply my Team Spirit and Play it Forward Attitude.

Several Months Later I was looking around on the INTERNET for a Blogging solution that I could have someone build for me and where I could, with a phone call, have it maintained without effort by me and having to be a HTML expert.  The writing, I can do, I was looking for a blog that did not look like everything else out there.  I had Danny Valdez at www.linkurealty.com build the header, and I found my blogging solution with www.kineticknowledge.com and Chris Frerecks and Kristen Veraldi.  Just the time spent on the phone before I bought this solution would have been enough to keep me busy with the marketing of Paris911 and Connor and Paris MacIVOR in the Real Estate community of Santa Clarita Valley and Beyond.  But it did not stop here.

No Sir, It was these "Surprises" that I was elated to have happen to me:  Jeff Turner and I are friends.  Kristen and Chris are my friends.  Martin Rodriguez is my friend as well.  These people are responsible for me having that open mind and the tools necessary to be successful.  The work, that is me, the tools that is and has been these aforementioned people.  What a Blessing!

How to Cancel a Real Estate Listing

So you have your home listed with an agent that you think is not doing everything they can to get your home sold.  Or they are not as attentive to you as you think they should be.  Maybe it is just as simple as a return phone call.  Answering questions that you have that come up.  Or giving you some updates as to what they are doing to advertise or where the market is heading. 

Not all agents are created the same.  At this point you have figured this out.  How do you get out of your contract with that agent so you can move on?  That is a whole other story.  You have entered into a contract with a company that has the agent representing them.  So if you hired us to sell your home you would actually be employing RE/MAX of Santa Clarita or RE/MAX of Valencia (two DBA’s) to sell your home.  

RE/MAX of Santa Clarita or RE/MAX of Valencia will not do anything to sell your home, that is where we come in.  We will do whatever it takes to get your home sold.  We will keep you posted throughout the listing period and give you updates on a weekly basis if you wish.  But day in and day out we will do our best to sell your home ourselves.  The more people in the community, relocations, or other parts of the state, I can touch and show your home to the better the chance that I am going to find a buyer for it myself.  If I have done my work in this manor, then I will have done everything I can to have your home seen by all of the other agents out there as well that represent buyers on a daily basis.  Now you have a lot of people that are trying to sell your home, not just me. 

You choose poorly.  I cannot blame you though, I have heard some of the most fantastic pitches from others in this industry.  But with those good pitches sometimes they fall short of the mark.  They might be good sales people, but they are terrible at working.  They are scared if something is not easy when it comes to their table.  They don’t want to have to walk uphill, they do not want to get to their office at 0600hrs and start their day blogging, writing, sending, calling or mailing items to others that will do their independent work in selling your home.  I am a crappy salesman.  But I am good at working.  I am good at understanding the HUMAN ELEMENT.  I know human nature.  I know how I want to be treated and protected.  I also know how to provide that for others.

You want to cancel the contract, this is what you should do.  Tell the agent.  Let them know you are displeased and you want to cancel the contract you have with them.  They then respond that they will have to ask their Broker.  Here, we cancel them.  We don’t have to ask our Broker.  We just do it.  I would rather cancel a contract with someone that is not pleased with my performance, then holding them somewhere where they do not want to be.  That is it.  No harm no foul.  Just let them out of it without penalty.  I know that after a while they will see that I was the best game in town and did more to sell their home than the new agent they hired.  No doubt.  I don’t get mad, I just keep moving forward trying to secure buyers for my other sellers.

If the agent does not want to let you out of the contract.  Then you have a couple of options, go to their broker.  Schedule an meeting and when you go make sure you are ready to do battle.  You want to express to them that you feel as if their agent did not do their due diligence in the marketing, working, and proposed selling of your home.  You feel slighted and want to cancel the contract without any further discussion.  They say no.

Then you contact RESPA, the watchdog agency that controls the actions of Realtors.  Give them a call and tell then your story, intension’s, and wants.  They might be able to help you, but they say no.

Now, you have to wait until the contract expires.  Loosing more money as time passes, at least in this market.  

How would we handle it?  Simple, we don’t want to get involved with anyone that has decided we are not the jam that they want to jelly their bread with.  We would let them out of the contract without discussion.  Have we had this happen, NO!  We go above and beyond with the contacting, working, advertising, showing, full-disclosure, and feedback that there is never any doubt why someone’s pad did not sell.  It always has been with price.  You have to understand if we could sell a property for a million dollars when it was only worth 500K then we would, wouldn’t we?  Stands to reason that the more we can sell a home for, the more we make in commission.  But sometimes the market will not handle those inflated prices. 

The buyers are more and more savvy today.  It is a thing of the past that those do not know what homes are selling for.  In fact we do our best to educate the public via our www.tractcodes.com about what homes in specific neighborhoods or tracts are selling for.  Have sold for, and will projectively sell for.  So are we to blame why your home won’t sell for a five-hundred thousand dollars above asking price?  No we are not, we are just the protectors of information.  We pass along truth.

We will tell you if your home can sell for X amount of Dollars.  If we think it can’t we will tell you.  If you still want to go forward with the overpriced listing.  We will take it with the understanding that you need to be flexible when it comes to price reductions.  We will talk at the first 3 week mark after I have gotten every switch turned on on the INTERNET and in our advertising arsenal.  I will show you tangible results how your property is being viewed, by how many people, and how often.  By this we will show you that we do need a price reduction or a price increase depending on activity.  Did you see that?  Price increase, yes it has happened folks.  Sometimes we list a property that has something that is not usual.  A property that has people lining up and wanting it so bad that it will necessitate a price increase. 

To cancel contracts should be easy and without problems.  It is you that are displeased.  Those other agents should have not problems doing so.  After you get it canceled give us a yell and we would love to have a chance to show you how and why we are different.  How we put you number one and can sell your home if it can be sold.  -CONNOR with HONOR
