Who wants to know who is searching for Real Estate on line, by a show of hands? 

searching According to the National Association of Realtors over 90% of you that are thinking of buying, selling or investing in Real Estate, start your search online. 

You are going to places like REMAX.com, Realtor.com, Homes.com, Zillow.com, Trulia.com, and Redfin.com – All of these sites are good for searching for homes for sale and might be OK with establishing home value. 

All the more reasons you might want to consider a source for Listings that is more “local” to the area in which you are doing the research on or the location you want to live.  Due to Local Systems being directly from the source and with Rules of Marketing that are punishable by fine or removal of membership.  You don’t have to concern yourself with viewing listings for sale that are plugs and not actually on the market for sale.  Plus, Local Sources are updated several times per hour versus some other “Countrywide” search sites not refreshing data for days or weeks.

There is nothing like using a local market expert.  The Santa Clarita Valley is full of these experts and each one has a different method of operation.

Suggestions on choosing an agent:
Make sure they are members of the Local Board of Realtors in Good Standing
– There are some fly by night agents that have been disassociated with the board of Realtors in their areas for breaking themselves against Real Estate Law – Make sure you choose wisely.  http://srar.com

Make sure they have cutting edge systems on Follow Up – Have you ever written an offer with an agent and are still wondering what happened,,,   2 years later…  (but seriously, if this is you – you might want to rethink your choice)  http://www.realestatefeedback911.com/

Explanation and Education is the key – Every contract should be explained line by line without any questions when you are leaving the Realtor’s Office.  If you leave the agent’s office, you should be so comfortable that you can call or text with additional questions as they come up.  Questions should be encouraged not treated like objections.  To view Questions like Objections is a huge mistake when you are potentially making the largest investment of your life (as Paris would say, “ you are not buying a pair of shoes “. 

SME’s with all Vendor Relationships – Subject Matter Experts with Lending, Escrow, Title, Home Inspection and Pest Control (termite) – your tail needs to be protected.  Without a continual education with all vendors crafts that will have some part – no matter how small – in your transaction, the agent is doing you a disservice.  We have to know all aspects of other associated vendor’s tasks so we can throw a “flag” on the play if need be, calling them on the carpet.

Santa Clarita Realtor and Real Estate

We have been in operation with Buyer and Seller Representation in the Santa Clarita Valley and elsewhere in Southern California since 1998.

We have seen some interesting times, but none from the past could possibly compare with the times of late.

With our Law Enforcement backgrounds and our Client Base – We utilize market data in our approach with a Relational Business Model.  We actually talk on the phone with clients – are available by text and return emails within short order.

This is important due to the time frames that have been imposed by most banks – Which the human sellers have adopted.  These time frames keep the portal open for several days while offers are being built on new listings.  Then the “counter highest and best” scenario which exists when the sellers have multiple offers to counter.

We have also placed Market Conditions Advisories for the Santa Clarita Valley so you know what is going on within Santa Clarita and in the Surrounding communities that we serve.

Make sure those agents out there are giving credit to the Listing Agents.  We have always been large advocates in getting your very “own agent”.  There are many reasons for this, but take it from our experience when we used the listing agent to purchase our first home back in the mid 1990’s – in fact, our totally negative experience was the reason we obtained our Real Estate Licenses so we could protect and serve in the Real Estate Realm, unlike the agent that failed to serve us.

If you are looking at listings on the www – check the bottom of the listing to see the “listed by” field.  This should not be a surprise, but The Paris911 Team does not have every single listing in Southern California, maybe one day, but for the time being, we do advertise every single listing in Southern California and within Santa Clarita so our Clients can have us run the recon and provide defense for them.

We have many places that we place your listing when you want it sold. The same applies to the short sales we put onto the market. They need love “offers” too.

It is a very simple approach but you need someone that has wrapped their being around social media and every single outlet possible on the world wide web.

It is 13 minutes after 6am on Tuesday, November 24, 2009.  I am going through each and every one of the new listings that came onto the Real Estate Market for sale in the last 24 hours.  Actually since 1800hrs on Monday.

There were 23 total – 4 of which were Foreclosures and 8 of which were Short Sales.

There are also some high end homes over 800K in price that are in various cities in the Santa Clarita Valley, Valencia and Saugus.  They are adorned with some wonderful upgrades and their profiles are fantastic.

What is new on the Santa Clarita Real Estate Market Today?

With 16 new listings that are on the Real Estate Market for sale in the Santa Clarita Valley – They run the gammet from Foreclosures, to Bank Owned, to Short Sales to Regular Sales.

The market is still bearing the brunt of the “non releases” reference to Bank Owned Foreclosures.

The Word on the Street is that we are going to be breaking new ground in 2010.

Who Does your Real Estate?

What is important, to hunt the listing agents?  Or to find an agent that can be by your side from this point on? – I would say the latter – not because I am selfish – but differing from what the masses think – all agents are not created equal – so hence the HUGE and Multi page contracts – each item had stemmed out of a law suit from some point in time.

You need to do your research with regard to the agent you choose  – and make no mistake – we are all not created equal.
