The hunt for the slot of being a REO agent was something that we had not considered in years past.  The market with Real Estate was functioning with Regular Sellers and Normal Buyers.  But as the world turns - Things change and nothing stays the same forever.

So, we answer the phone when called, or return calls within minutes.  We have e-mail capability no matter where we are - We get it in our phone, we have the capability to respond in that same fashion within minutes.  We understand Times Change.  When some of our Asset Managers are based on the East Coast - A Four hour time difference, they want the answer to the question before they go home for the evening.  I understand how to make that happy, even it means that I need to start working at 0400hrs.

Verifications of occupancies within a few hours.  Cash for Keys agreements, for less that maximum (we have yet to give the full amount).  Having been active LAPD for in excess of 17 years and a Current Full Line Reserve, that process of verification of occupancy and the offering of cash for keys, then responding on the date to take control of the Bank’s asset - That comes natural to me.

Love to read.  Don’t get much in the way of TV.  Reading seems to be my outlet and when I don’t have time to read I am listening to an Audio Book as I am filling one of the many requests with regard to ForeclosureHunter911.com or one of our other sites, like the HomeValue911.com sites.

We are expanding once again.  Which will be a blessing and I will be able to get some real "Focus Time" at my new office.  We have committed buyers agents that just, unlike the traditional buyers agent, drive our clients and show properties that we picked out or our buyers agents picked under our supervision.

My Office is two doors away from Paris’, however we will be networked early this coming week if my video cards arrive.  Altiers Computers in Valencia is going to do the tune up and upgrade.  We will both be running multiple monitors.  This need has come about as technology has become available and our requests for properties and ForeclosureHunting has started to increase.

Also, with the INTERNET being such a valuable resource for our sellers, it is very important that my Web Loading with the many pictures, copy, and code.  Developing our Paris911 Style with regard to how we pitch the listings that our Clients trust us to sell and get the most exposure for has not happened over night.  There is no one book that I subscribed to that gave me the answers to that riddle.

What is a CMA?  This question is quite common so I wish to answer it:

This comparison is called a comparative market analysis (CMA). It uses the most current and reliable information from the Multiple Listing Service (MLS), real estate firms, and title companies in this community. The homes included in this analysis are a sampling of properties in the area that are currently for sale or that have recently sold. They provide us a base line from which to begin our comparison. Other factors considered in this comparison are square footage, location, amenities, the physical condition of your property, and the effects of any existing financing on your home.

At times, the term "fair market value" causes confusion. The definition has three basic parts – particular house – current condition – time frame (usually 30 to 90 days). Put simply, fair market value is the price at which a home will sell within a reasonable amount of time. This CMA will allow us to figure, using the above information, the fair market value for your home. Remember this is just an estimation and the price could vary up or down depending on the motivation of the buyer, seller and any fluctuations in the market.
