Loaded Statement.  What does it take to be an "expert" at anything.  I think that time on the Job is very important, but if you are a follower and not a leader, I think that makes a difference.  Also, how about a Track Record with Results that you can show.  Constantly being updated by attending Short Sale Classes and Receiving Certifications such as CDPE – Certified Distressed Property Expert. Also – looking at the client and not the paycheck.  I say this because some of you should not do a Short Sale – if you do you will be placing yourselves in harms way.  For some of you considering a Short Sale - A Foreclosure might be a better option.  "But Connor, no one is telling us to speak with a Bankruptcy attorney before taking our Short Sale Listing." - This step is a must if you want REMAX of Santa Clarita’s Paris911 Team to negotiate your Short Sale.  This is still a new Short Sale Market – the dust has not settled as of yet.  We want to make sure our Clients are Very well Protected.

Are you a First Time Buyer of Real Estate?
You need to have Full Disclosure.  You need to have been explained every single part of How this Real Estate Thing works.  You should not sign anything that has not been fully explained to you.  Also – if you are riding with someone that is carrying contracts in their briefcase – You need to wonder how important you are to them. Is there focus the commission "paycheck" or are they really interested in your protection and safety? Paris says it best, "You are not buying a pair of shoes, you are about to embark on a journey that will take you 30 years to pay off."  As one of my first Training Officers used to say to me, "Pick and Choose your Friends Wisely, Horsefly.." I have echoed that in regard to our Business as well, so should you in your choosing a Realtor as a representative.

Without being a Negative Nelly – I would say that the “short sale” listings are winning over conventional or even Bank Owned Sales and Listings.

Does the Short Sale Hurt the Real Estate market if you are one of those that have equity in their homes?

Sure they do – but not as bad as when the agents listing the short sales undercut the comparable value so deep!

If you have been watching Real Estate Market inventory – you might have noticed the short sale – the short sale listing is always subject to “lender approval”. On face value – an agent could take a short sale listing and price it at a “one dollar”.

Of course the bank would not accept this figure and allow the property to close for a dollar, however those numbers are seen by banks doing Broker Price Opinions and are being used by other agents that are convincing those with equity that their homes are worth less than they really are.

As Real Estate Agents – We are held to a standard that should be more interested in keeping clients for life by doing a “GREAT JOB” with their representation.  With keeping in mind the community standards and ethical responsibility!

Although they are short sales, it would appear as if the agents know what they are doing by stating number of loans and whether or not a HELOC is in place. 

Negotiation with the banks is the easy part – the hard part is getting all of the necessary documents to the banks.  The banks don’t usually accept documents via email (that would be too easy .

There is usually one fax number and it is busy for the majority of the day.  We have to be on the fax trigger constantly so we can get our Sellers documents into the hands of the banks.

In this, the 21st century, it still ceases to amaze me how fast one can be buried by their bank. 

Where is the helping hand we always hear so much about.  If you are not in a distressed state, you are lucky or blessed – but with 80% of the Real Estate market in the Short Sale configuration, there are a lot out there wondering how it happened.

This video shows that it is probably not as rare as one might think. This is a acquaintance of ours – “friend”. If they were not set up for this – I wonder what would have been the eventual outcome?

But, let us say for argument – that you are purchasing a home.  All is good in the world and you are happy with your interest rate, the payment and the HOA fee.  You are buying a home and you are still going to have money to take the kids to Disneyland.

I’m good with that and happy for our clients.  But where our clients might differ is they are going to know if there are any special assessments or Mello Roos on the homes that they are buying.  How – We make that part of the “reconnaissance” process in the early stages when our clients are wanting to purchase in a specific city or tract.

What is Mello Roos?
A Mello-Roos District is an area where a special property tax on real estate, in addition to the normal property tax, is imposed on those real property owners within a Community Facilities District. These districts seek public financing through the sale of bonds for the purpose of financing public improvements and services.^[2] These services may include streets, water, sewage and drainage, electricity, infrastructure, schools, parks and police protection to newly developing areas. The tax paid is used to make the payments of principal and interest on the bonds.
Mello-Roos is deductible in some cases but not in others.^[3]

There is also special assessments – which are very similar.

Bottom Line, you are going to want all of the information regarding the home or condo that you are purchasing up front!  Decisions involving Real Estate cannot be taken lightly – you need the best and most accurate information so you can make your best decision!
