Getting a Real Estate Offer accepted in the Santa Clarita Valley and in the Surrounding communities

It is all who you know… Not absolutely true, but it sure helps.  By the Book and Under the Law there should be no discrimination in Real Estate.  If someone is capable of purchasing a home, financially, then it should matter not who your Real Estate Agent of choice is and where that agent is from.

presenting a contract But, I do see “Where your Agent is From and Who They Are” being a important deciding factor. Can this be proven.  No.  There is no factual data.  But call it from my Cop Experience.  You know when someone is lying to you as you are looking at them in the eyes.  (BTW, this happens a lot, as you can imagine…)  I know you have experienced a “funny” feeling when speaking with a sales person, we all have.  We have ways, when working with our Exclusive Clients to battle the “red tape”.  That is why we love to submit offers in person with the employing of three other ways related to Delivery of the Receipt for Deposit or Purchase Contract -  messenger, FAX and E-mail.

Hand Delivery in Person carries the most weight, when I am standing Toe To Toe, with another Player in the Real Estate Field.

Now that I have talked about something I cannot prove,  I will cover some things having to do with getting a Real Estate Offer and Purchase Contract accepted, that I can prove!

  • When an agent is writing an offer in crayon – this will pose a problem to you as a buyer.  The embracing of Technology and Social Media are key.  In a multitude of personal cases we have employed the services of Digital Signing via Doc U Sign Technology.  We have also corresponded with agents on Twitter and Facebook when relaying our exclusive clients interests on a property they have listed.
  • If your agent is thinking they can mail via U.S.P.S. the offer after they have hand written it to the listing agent, you might want to make nice with Mom, Dad or your Landlord, you might not be moving out anytime soon…  We have Employed FED-EX – Everyone opens FED-EX – It is not our choice out of the gate, but dealing with Foreclosures and Bank Owned homes for sale – it sure does get attention.
  • If the agent has a choice between Faxing and E-mailing an offer – Why not do Both?
  • How about 4 ways to deliver an offer? We employ Messenger Services, FAX, E-mail and in person. We have employed some other methods of “Purchase Contract Delivery” in our Real Estate Business Model that have been way ‘outside of the box’.  “You are not buying a pair of Shoes – This mindset is VERY important and the real estate agent you chose needs to see every offer they submit that way on their clients behalf…”
  • Triple Check the Offer Written – Very important.  With our Listings, when we are reviewing offers on a property we have for sale, if there are boxes not marked or obvious mistakes, we might contact the agent to give them the benefit of the doubt and have them rewrite the offer for their Clients.  However, this is a pretty big “might” – if we have multiple offers, time might not allow for such an education.
  • “To Doc U sign or not to Doc U sign – that is the Question” – doc u sign has become quite a staple in the Real Estate Industry – The Paris911 Team was one of the first offices to employ this service that allows for digital signatures on Real Estate Contracts.  Certain Banks will not accept the doc u sign format, so that offer would not be worth the paper it was written on.  This requires being in the Trenches and constantly Educating ourselves to know these little intricacies.
  • Follow Up – We are not into pressure selling.  Let me clarify “pressure selling” – this “line in the sand” only applies to our team pressuring any of our exclusive clients, whether on the Buying or Selling Side, into doing anything they don’t want to do or might cause them harm. But we pressure the heck out of the Real Estate negotiator on the other side of the transaction when it is applicable.
  • We lean, call, follow up, work, negotiate, email, fax, call some more, and other things to get our Clients what they Want!  We work from lateral points of attack as well as head on.

These methods are in no way absolute or guaranteed.  I can calculate the numbers of offers written versus accepted and we are running a high percentage.  However, it is up to our Team to keep our Reputation Clean when it comes to other Agents and other Real Estate industry leaders.  We are in constant communication and eating Humble Pie, when necessary with the Realtor on the other side of the home purchase, so our Clients can get what they want.  It truly is The Paris911 Team putting our Clients First!!!
