A few tips when searching for Real Estate, in the Santa Clarita Valley or elsewhere.
- Use a Local Resource - Some of the “big” real estate engines don’t update as often as our Local Real estate Resources. Ours updates several times per hour. Furthermore, ours is not a lead generator, giving leads to those that pay for our services. No one pays for our services except us paying for our clients use of some of the best Real Estate search tools around.
- Pre-Foreclosures – Short Sales that are showing on the map below, should be free of offers and available. Unfortunately, some of the agents don’t update their property status – due to them wanting to continue to market them and continuing to get leads. We run the recon beforehand for all of our clients to answer some questions before wasting their time.
- Foreclosures and Bank Owned – On this Map and accompanying list – you will see only the newest, freshest listings. A Foreclosure is any property that has completed the Foreclosure Process through the courts. They can be flip’s, Bank Owned, Real Estate owned, private party owned, or corporate owned. They are usually priced below FMV(Fair Market Value). Any agent worth their salt will pull comparables and and inform you of the value – spot on and provide proof.
- Time-lines related to Foreclosures – Don’t lose heart. Some of the banks wait a minimum of 7 days to 21 days before accepting any offers being submitted by their representatives. They want to get the best bang for their buck and to create a frenzy with a lot of offers so the price can exceed list.
