When I was with the LAPD, some of our most dangerous operators, the SIS team and SWAT team had no ego. They were not in any way “arrogant”.
In fact, those of “legend” did not say anything about themselves and their accomplishments – they were touted on by others.
That is the best way – to be touted on by others. Having Fans that would not stop talking about how “great” they were in their own stellar method(s) of operation.
In real estate and in any business, it’s best to be talked about. Of course, talked about in a “good way”. Those that you meet, interact with and handle the most expensive investment of their lives – to have those as your Stark Raving Fans puts the Realtor in the best of places.
So, fellow Santa Clarita real estate agents – drop the signs and get off of your arrogant soap box. Let your fans speak for you!!!
We had a great couple come in yesterday where we talked about them wanting to use a VA loan to buy a home, condo or Santa Clarita town-home.
During my dissertation about VA and how some(most) sellers look at those offers, when they(the va buyer) are in competition with Cash, Convention and FHA, seemed to take a bit of the wind out of our clients sails.
Not to lose heart – but VA seems to be looked on as the “red headed” step child of the real estate sellers world.
However, if the seller accepts the VA offer – It usually works out, because they know what they are getting into.
Unless the VA appraiser says the home is not worth what was offered. 10-15k – that might not be a problem. But when you get into the 50k plus lower area – that’s where problems can surface.
You may be thinking, “Why would I want to pay more for a home than it’s worth. If the appraiser, who is trained and certified, says the home is not worth what I offered – I don’t want to have anything to do with it…”
I am in full agreement, however, on the same property, with a different offer that has different financing – FHA or Conventional, we have seen those get approved by those non VA appraisers.
Is it because those “other appraisers” are less capable and want those buyers paying too much for those properties?
No, I don’t think so. In fact, I know that is not the case. There are strict VA guidelines that the VA appraisers must adhere to.
While “Appraiser A” should be getting the same value as “Appraiser B”, by the book. We don’t see it happening that way.
When approaching a home buying decision using a VA offer – make sure you are guided by the best in the real estate business that knows their way around the VA lending mechanism.
Do some google searching with regard to VA loans with your city of interest. Search on Google for VA approved homes etc, followed by the city name(s).
Make some calls, do some inquiring and you will do well to hook up with a real estate specialist that knows VA inside and out.
That will make the difference when offering on real estate listings with VA financing.
