Is the home for sale? Is the home owned by someone that wants to sell the home? Is it being held open to generate leads for the agent? Is it really for sale (I asked this twice on purpose)…

Here is a simple way for me to escape the question - No matter what market, we always have foreclosures with us. Unfortunately, people experience hard times, even if not in droves – one at a time.
However, I’ll be more clear, yes. We still have forelcosures out there that need to be completed. There are still Short Sales that are being refused by those banks holding the mortgage, those become foreclosures/bank owned real estate.
We also have private investors that are holding portfolios with “human owner” occupied properites, not showing up on the Foreclosure Radar, but still being foreclosed on.
